The dense, tree-lined neighborhood has grid-style blocks of single-family homes, with some duplexes. There are also quite a few undeveloped lots on the district’s western edge. The community offers quaint, ranch-style houses and bungalows. “It’s pretty affordable, especially some of the older homes that need rehabbing and updating,” says Broker Tevin Jones with Vista Real Estate. “Temple is one of the more affordable areas in central Texas.” Most homes were built in the mid-1950s, but quite a few date to the late-1910s. Prices range from the low-$50,000s for a two-bedroom to the high-$100,000s for a larger three-bedroom. Square footage averages between 680 square feet and 1,700 square feet. Lot sizes average under 7,000 square feet. Some houses have carports or small, paved driveways, but streets are wide enough for parking. Residents can walk or bike to multiple parks, shopping, dining, churches and a community center. Temple Independent School District serves the area. Kids can attend the B-minus-rated Hector P. Garcia Elementary – which has received national recognition for its professional learning community program – followed by Lamar Middle, which also has a B-minus Niche score. Students can finish their education at Temple High School, which earns a B-minus and is known for its championship football team. The sole public high school in the city, Temple has football fans from all over the city who pack the 12,000-seat Wildcats Stadium on Friday nights to watch the varsity team. Bird Creek Brewing is the go-to place for craft brews, burgers and live music. Pignetti’s is a family-owned spot that was one of the first businesses to help reignite area revitalization efforts. The upscale institution is known for its pasta and wine. The family-owned Kerley Grocery & Market, a neighborhood institution since 1954, provides essentials, spices and hand-cut meats. Adjoining the market is Kerley’s BBQ by Angel, a no-fuss, walk-up window serving sausage and chopped beef sandwiches, homemade barbecue sauce and menudo. La Michoacana Meat Market is another butcher shop next door for Latin groceries and baked goods, along with an in-store taqueria. H-E-B on Adams Avenue provides a bigger selection of groceries. Ferguson Park has a space-themed playground with a rocket ship climbing structure and slide. The park also provides ballfields, a splash pad and picnic shelters. The 100-acre James Wilson Park is within walking distance and features eight ballfields, two sand volleyball courts, six soccer fields, a 2-mile trail and a pool. The Wilson Park Recreation Center is also part of the park, which includes an arts and crafts room, exercise equipment and a variety of programming for children and adults. Tarrant Lake Park is 2 miles south and has trails surrounding its lake, which is also popular for fishing, along with a helicopter play structure for kids.A community and a city that celebrate
Ferguson Park District residents come together for a variety of events, including an annual community engagement day in October at Ferguson Park, neighborhood cleanups, Art in the Park in June and parties in the park. Downtown Temple is also a hub for events and festivals, including a monthly late-night shopping and music experience, an annual holiday parade and a Fourth of July FunFest and Fireworks show.
