Located in South Tucson, family-oriented Sunset Villa offers area-low home prices central to schools, shopping, dining and more. “Pueblo High School and the VA Hospital are right there,” says Tony Ray Baker, a Realtor with Re/Max Select and over 30 years of experience. “It’s a really cool section for all-in-one living if you’re trying to keep all of the family together.” Sun Tran buses stop in the neighborhood, and the area’s about 3 miles from downtown Tucson. “The further away you get from downtown, the more housing prices go down,” Baker says. The overall CAP Index Crime Score here is 7 out of 10, compared to the national average of 4.

Single-family homes built to last
Set along sidewalk-lined streets, Sunset Villa’s two- to four-bedroom single-family homes were generally built during the mid-to-late 20th century. These are either ranch-style or Pueblo-inspired, and each has an attached garage or a carport. Layouts range from about 1,000 to 2,000 square feet, while lots range from 6,000 to 10,000 square feet; yards are typically bordered with stone walls or chain fencing and landscaped with low-water desert plantings, like agave, prickly pear cacti and palm trees. Prices here range from about $200,000 to $350,000, depending on a home’s size and features, and residents are evenly split between owners and renters. “A lot of times in these areas there’s a cool culture of moms and dads passing their homes down to their children,” Baker says.
Sunset Villa is a showcase of architectural diversity, where no two homes look exactly alike but all feel like part of the same story.
