Mexican influence on the eastern edge of Tulsa
On the eastern outskirts of Tulsa, the quiet residential neighborhood of Eastpark does give off a park-like vibe. However, there's a lot more to the story. “That area, we like to call it Little Mexico,” says Stephen Hester, a real estate agent with Coldwell Banker Select and host of YouTube’s Stephen Talks Oklahoma. “There are a lot of Mexican grocery stores, Mexican food trucks, Spanish-speaking residents.” In the 1980s, the Eastland Mall drew Tulsa residents to the area with major department stores and a six-screen cinema. But those businesses shuttered one by one, and the building now houses corporate offices, making this a sleepy corner of the city. Proximity to the Broken Arrow suburb, combined with the peaceful setting, makes Eastpark worth a second look.

Ranch-style homes from the 1970s
Eastpark is primarily residential, with a current median home price nearly one-third the national average. Much of the construction took place in the 1970s, and ranch-style homes with small patches of lawn now go for $125,000 to $225,000. “It’s really good for investing,” Hester says. “You can find good investment properties in the $165,000 to $175,000 range.” Most residents own rather than rent, and the real estate market moves quickly, as homes tend to sell within 24 days of hitting the market. Paved sidewalks make it easy for joggers or dog walkers to navigate the residential streets on foot. However, the neighborhood is mainly car-dependent.
