Sunrise Terrace is a small neighborhood abutting Expo Square, about 5 miles from downtown Tulsa. The pocket-sized grid of narrow streets is tucked between the excitement of the Expo event center and the tree-lined tranquility of the Florence Park neighborhood. “Florence Park is a highly desirable area, with pretty tree-lined streets,” says Stephen Hester, real estate agent with Coldwell Banker Select and host of Stephen Talks Oklahoma on YouTube. “Sunrise Terrace isn’t Florence Park, but people like being close to that, so they buy houses there because the cost isn’t as high.” Residents are also about a mile from Utica Square, a trendy shopping and dining district.

Making a splash at Paradise Beach

Paradise Beach, a family-friendly waterpark, is less than a mile away on the other side of Expo Square. Thrill-seekers can tackle the waterslides, while those who prefer a mellower vibe can float down the lazy river or chill out by the pool. The Toddler Paradise play area is a magnet for the younger crowd. The water park is open from Memorial Day weekend through Labor Day and offers discounted season passes. Just outside the neighborhood, Florence Park features tennis courts, a playground and a splash pad.

Project Lead The Way at Edison Preparatory High School

Students have an easy walk to Lanier Elementary School, which receives a Niche grade of B. Edison Preparatory Middle School receives a B-minus, and Edison Preparatory High School is rated B-plus. The high school participates in Project Lead The Way to offer hands-on learning in STEM courses.

Tulsa State Fair at Expo Square

Expo Square hosts events throughout the year. The Chili Bowl Nationals, Route 66 Road Fest, rodeos and livestock and gun shows all keep things lively, but the Tulsa State Fair is the star. The event runs 11 days from late September through early October, with carnival rides, live entertainment and an international beer garden. While some residents appreciate being close to the action, the location has practical drawbacks. “During the state fair, that neighborhood is loaded with cars because people park in the street and walk over,” says Hester, who has five years of experience selling in the area. “When the Expo has other shows happening, there might be some noise, but there’s enough parking to host all those events — it’s only the state fair that’s a problem. But on the other hand, you’re within walking distance of the fair.”

Taking MetroLink buses to downtown Tulsa

Sunrise Terrace is about 4 miles southeast of downtown Tulsa and 7 miles from Tulsa International Airport. Commuters can connect to U.S. Route 64, roughly half a mile away, to make their way around the city. MetroLink Tulsa buses connect to the downtown area and Ascension St. John Medical Center, about a mile away near Utica Square. The neighborhood is also within a half-mile of historic Route 66.

South Harvard Avenue is home to a few restaurants, including regional chains RibCrib BBQ and Burger Street. Groceries are available at Walmart Neighborhood Market near Expo Square. More dining and retail options await in the Utica Square district, about a mile away. Wild Fork restaurant offers a semi-upscale dining experience with specialties like crab bucatini and steak Diane.
