The South Tyler neighborhood of Green Acres features well-manicured front lawns and towering trees of oak and pine. So lush is the green canopy overhead that it shades residents who enjoy strolling to nearby area parks or the highly-rated Andy Woods Elementary School. They still have their quirks, but that’s also their appeal.”

Several Colonial Revivals can also be found throughout the winding roads. Lot sizes run larger, and many homeowners have well-manicured front lawns of shrubbery and wildflowers. Housing prices range between $225,000 and $400,000, with larger, four-bedroom builds selling from $500,000 to $600,000. “Price point wise, year-over-year, the property value still increases,” Fitzgerald says. “There’s also not a lot of restriction either, so you can rent your properties, Airbnb it, or just live there.”

The neighborhood is within walking distance of multiple city-maintained parks. Pollard Park is the closest and features a variety of amenities, including basketball courts, soccer fields and a playground. Humans aren’t the only ones getting in on the action, as the adjacent Pollard Park Dog Park provides an open green space for canine companions to run free. Golden Road Park sits a mile to the east and is the home of the Rose Capital East Little League. The park’s four baseball diamonds host games in spring and summer. Green Acres Bowl is a popular indoor recreation spot with 32 bowling lanes and numerous arcade games. The bowling alley has served the area since it opened in 1957. The highly rated Tyler Independent Public School District serves the neighborhood and maintains a student-teacher ratio of 17:1. Andy Woods Elementary is within walking distance for most residents and receives an A-minus rating on Niche. The school’s long-running fund-raising tradition, The Hot Dog Supper, was first held in January 1957 and has been a popular event ever since. Students continue to Hubbard Middle School and Tyler Legacy High School, both of which received an A-minus rating on Niche. Bishop Thomas K. Gorman Catholic School is an A-plus-rated private education option for parents to consider. The neighborhood is close to multiple higher education institutions, including the University of Texas at Tyler and Tyler Junior College.

Broadway Square is a shopping mall 3 miles away, and visitors can peruse over 80 stores, which include name-brand retailers like Lululemon and American Eagle. Walmart Neighborhood Market supplies the neighborhood with groceries, while the medical facilities of UT Tyler Health and Christus are under 2 miles away. "It's a centrally located neighborhood almost dead in the heart of Tyler," says Stephanie Miller, a local broker and Realtor with Standard Real Estate. "Residents really have access to everything."

Residents participate in city-wide events
“In Green Acres, residents participate in what Tyler has to offer,” Fitzgerald says. “This includes everything from The Rose Festival to the East Texas State Fair.” The East Texas State Fair is held annually in the Fall and is organized exclusively for charitable and educational purposes. Thousands of people flock for an evening of carnival rides, fried food and live music, and the event has raised over $1.2 million in scholarships since 1992. The Texas Rose Festival is another popular event that helped earn Tyler the title “Rose Capital of the World.” The yearly celebration has taken place every year since 1933 and features a weekend of ceremonial events ranging from the Queen’s Coronation to the Rose Parade.

Tyler Transit services multiple bus stops along Troup Highway, which runs parallel to the neighborhood. Troup Highway can also be used to get to downtown Tyler's historic shops and restaurants, which are 3 miles away. Tyler Pounds Regional Airport is 10 miles away and services multiple daily flights to Dallas Fort Worth International Airport via American Airlines. Dallas is 100 miles away, roughly equal to a 2-hour drive.
