Bounded by the Patuxent River and U.S. Route 301, Marlboro Meadows combines a slightly rural environment with convenience to Washington, D.C. Locals can wander corn mazes at the family-run Montpelier Farms and launch boats into the river at Wootons Landing Park. These outdoor spaces surround the Upper Marlboro community’s mid-20th-century homes. “When you’re driving along the residential streets, it feels completely suburban,” says Alexis Wise, a Realtor with Realty One Group Performance and a former Upper Marlboro resident. “But once you’re out of the neighborhood, all you can see is farmland. It’s just a really peaceful place to live.” She adds that this quiet location doesn’t mean Marlboro Meadows is secluded. “Route 301 connects with [U.S. Route 50], and that’s one of the major highways to get into D.C. You basically get to experience living in the country, a suburb and a city.”

Marlboro Meadows has older homes and some new builds
Houses built between the 1960s and ‘70s dot Marlboro Meadows’ sidewalk-lined streets, often shaded by mature oak and sycamore trees. Bi-level houses, ranch styles and split levels are all common. There are also some 1990s townhouses and New Traditional from the 2010s. Houses here typically have three to five bedrooms and one to two car garages. Older homes and townhouses usually cost between $350,000 and $500,000, while newer houses may sell for over $1 million.

Hay rides at Montpelier Farms, kayaking at Wootons Landing Park
Locals can cut down Douglas firs and white pines at the Linden Hill Christmas Tree Farm, which has been open since 1889. Montpelier Farms off Route 301 is known for its Fall Festival, held every weekend between September and November. “That’s something I would always look forward to taking my kids to,” Wise says. “There’s a huge corn maze, a bunch of farm animals and hayrides.” Locals can also pick pumpkins during the fall, and the sunflower field that blooms at the beginning of August is a popular photo-op spot.
Marlboro Meadows is home to several recreation spaces. A 2-mile-long trail stretches underneath willow and birch trees at Wootons Landing Park, where locals can launch kayaks and canoes into the Patuxent River. On the community’s western edge, Lake Presidential Golf Club has an 18-hole course weaving between forestland and around a manmade pond. Model airplanes take flight at Prince George’s Radio Control Club Field, a runway and obstacles course off Swanson Road. The Patuxent Community Center is attached to Patuxent Elementary. It has a fitness room and a basketball court, where youth leagues play regularly. Several Chesapeake Bay beaches are less than 30 miles east, including Annapolis’ Sandy Point State Park.

Route 301 helps commuters get to D.C. and Baltimore
D.C. is a 28-mile drive northwest on Route 301 and Route 50, while Baltimore is 36 miles north via Route 301 and Interstate 97. Though D.C. is technically closer, Wise warns that the drive typically takes longer than getting to Baltimore. “Sometimes you’re sitting in traffic for 2 hours, and other times it takes like 45 minutes,” she says. “I always tell buyers they need to leave as early as possible if they’re commuting to D.C.” Prince George’s County bus stops in the area offer rides across Upper Marlboro, and the Downtown Largo Metro station is 10 miles north. It’s along the Silver and Blue lines, typically reaching downtown D.C. in under an hour. Joint Base Andrews, one of Prince George’s County’s top employers, is 14 miles southwest.
Ronald Reagan National Airport and the Baltimore/Washington International Thurgood Marshall Airport are both less than 30 miles away. The University of Maryland Bowie Health Center, less than 10 miles north, is the closest hospital.

Children can attend Patuxent Elementary, which earns a C-minus from Niche. They may continue to James Madison Middle and Dr. Henry A. Wise Jr. High, both graded a C. The high school offers Career and Technical education pathways like information technology and business management and finance.

A local Irish pub and nearby grocery stores
Neon beer signs light Babes Boys Tavern at the Top of the Hill, an Irish pub that’s the only restaurant in Marlboro Meadows. “There’s next to nothing when it comes to shopping,” Wise says. “That’s a problem with [Prince George’s County.] We need more shopping centers.” The Home Depot and fast-food restaurants, like McDonald’s, sit along Route 301. For groceries, a Giant and Weis Markets are on the same road, about 3 miles south of Marlboro Meadows. A Tractor Supply Co. is in the community’s southeastern corner. Locally owned bars and restaurants fill red-brick buildings in downtown Upper Marlboro, about 3 miles southwest.
