A desirable Vancouver suburb
“Ogden is on the up and up,” says Max Lopatin, a local Realtor with Live Northwest. “It’s closely situated to convenient shopping areas and highways and is just 10 minutes from Portland International Airport. And while a lot of the area’s homes were built in the mid-to-late 1900s, more and more homes are being renovated and sold, adding to the area’s desirability.” The neighborhood is a 13-minute drive from downtown Vancouver and 25 minutes from Portland’s city center.
Establish builds new constructions
The Burton Homes subdivision's narrow streets are lined with ranch-style houses built in the 1950s and 1960s. They sit atop 8,000 to 10,000-square-foot lots with enough space for a front lawn with a large driveway, some tall trees that provide shade, and a backyard with an occasional above-ground pool. These post-war houses give way to pockets of newer construction as you head south from Northeast Burton Road toward the Burnt Bridge Creek Greenway. The lots here are a bit smaller and are home to modern traditional-style houses and two-and-three-bedroom condos. These condos can go for as little as $290,000, while 4,000-square-foot homes near the community’s country club have prices between $600,000 and $950,000.

Two major shopping hubs
While most of the Ogden neighborhood is residential, its northern boundary – which follows State Route 500 towards I-205 – is home to the Vancouver Plaza Shopping Center and the Vancouver Mall. The plaza is home to a Target, several car dealerships, and the Regal Vancouver Plaza movie theater complex, while the mall features over 100 shops and restaurants. Folks can do their grocery shopping at the nearby WinCo Foods. After some shopping, locals can grab a table at Saigon Restaurant to enjoy authentic Vietnamese cuisine.

Odgen's public schools
Ogden Elementary School is located in the center of the neighborhood, allowing for easy walkability. The school serves 600 students and has a student-to-teacher ratio of about 15 to 1. McLoughlin Middle School serves over 1,000 students and was recently rebuilt in 2020. McLoughlin is one of the district’s two middle schools that host the Spanish/English dual language program. After the eighth grade, students can move on to Fort Vancouver High School, which earns a B grade from Niche on its college preparatory initiatives. The high school partners with Cascadia Tech Academy, where juniors and seniors can earn high school and college credits while taking courses in subject areas like construction technology, business principles and fashion design. Additionally, all the area’s public schools earn C or C-plus overall grades from Niche.

Nearby green spaces
Centerpointe Park lies right next to Vancouver Plaza and features play equipment, open field space and a small walking loop path. There's also the 3.5-acre Meadowbrook Marsh Park, an undeveloped marshy area at Ogden's southeast corner where you can access the Burnt Bridge Creek Trail, an 8-mile path that spans from Burton Bridge to Hazel Dell. “The streets close to Royal Oaks are very desirable and don’t stay on the market long,” Lopatin says. “It’s a private country club with a nice golf course, tucked in just south of the mall.” Royal Oaks members also have access to the club’s outdoor pool, fitness center and dining room.
With plentiful nearby amenities, recently renovated homes and numerous parks within its borders, it’s no wonder that Ogden’s market is becoming more competitive.
