West Vero Beach is a residential neighborhood with housing options that fit several different lifestyles. Shopping and dining are convenient thanks to nearby malls and outlets, and the city’s beaches are less than 30 minutes away. Students are zoned for the School District of Indian River County, which is top-rated.

What homes cost in West Vero Beach

Homes in the neighborhood often have Mediterranean and Spanish Revival features like stucco exteriors and brown or orange tile roofs. Prices usually run from the mid-$200,000s to the mid-$800,000s. There are a handful of properties on multi-acre lots that can go from the upper $600,000s to $1.4 million. “There are properties that are considered ranchettes,” says Vance Brinkerhoff, a Realtor with Coldwell Banker Paradise who has lived in Vero Beach for decades. “They are 4-5 acres and have large homes with no deed restrictions. They have what I call a “toy box,” which is an oversized garage or warehouse where boats or lawnmowers can be [kept]. At the same time, there are gated communities and older, single-family homes with a bit more elbow room.” Home values are below the Sebastian-Vero Beach metro area average and the U.S. average. More than 80% of residents are owners. Though the neighborhood is a few miles from the coast, it is not in a flood zone.

What life is like in the area

Because the community is a mix of rural open spaces and gated communities with a suburban feel, residents can pick an environment that suits them. The car-dependent neighborhood’s more residential roads can be gravel or dirt, while main roads like 66th Avenue are paved. Palm trees and other plants are seen throughout the area. The median age of residents is close to 60, and its population under 18 is well below the national average.

Where students are zoned for school

Students are zoned for the top-rated School District of Indian River County, which includes the highly rated Vero Beach High School. Florida offers a robust school choice program, including open enrollment at any public school that is not at capacity. That includes magnet schools like the nearby Pelican Island Classical Magnet School, which is transitioning to serving kindergarten through eighth-grade students. The state also offers Family Empowerment Scholarships that can be put toward private school tuition. The highly rated Master’s Academy of Vero Beach serves prekindergarten through 12th-grade students and is a few miles away.

Easy drives to the coast and to other cities

Residents have access to Florida State Road 60, which can take drivers into Central Vero Beach toward the coast or to the west, where it connects with Interstate 95. The neighborhood is less than 30 minutes from popular waterfront spaces like South Beach Park under normal traffic conditions. Vero Beach Regional Airport and Indian River Hospital are around 15-minute drives. Brinkerhoff says the airport is "stepping up dramatically” and will add a third carrier, American Airlines, in 2026, alongside Breeze Airways and JetBlue. West Palm Beach is roughly 90 minutes away, while Orlando is closer to a two-hour trip.

Things to do near the community

There’s plenty to see and do within a few miles of the community besides getting a tan on the beach. Ways to spend a day include:

  • Playing a round of golf at nearby Sandridge Golf Club
  • Taking riding lessons at Vero Beach Equestrian Club
  • Seeing a movie at AMC Theatres at Indian River Mall
  • Watching baseball events at the Jackie Robinson Training Complex
  • Exploring McKee Botanical Garden

Shopping centers near the neighborhood

Brinkerhoff says shopping centers that sit along State Road 60 in West Vero Corridor are popular in the region. Indian River Square is home to big-box stores like Target and Bealls Florida, while the indoor Indian River Mall has Dillard’s and JCPenney. An outdoor section of the mall houses Lowe’s Home Improvement and Best Buy. Boutiques and antique stores like Vintage Vero are in Central Vero Beach. Southwest of the community are the Vero Beach Outlets, which have retailers like Adidas and Columbia.

Restaurants sit along State Road 60

Like the area’s shops, restaurants tend to be near State Road 60. Many of them are chains, but a few local restaurants are popular, including:

  • Italian Grill, which serves authentic entrees
  • Ichiddo Ramen, a Japanese eatery
  • Casa Amigos, a Mexican spot with a Sunday brunch
  • Umami, which offers food from Thailand and across Asia
