Vero Beach South, known to locals as South Vero, encompasses a vast portion of the mainland along Florida's intracoastal waterway, just south of Vero Beach proper. With nearly 30,000 residents, this area that was once only cow pastures now has pockets of residential communities, popular shopping areas and the well-known attraction McKee Botanical Gardens. "South Vero has an old reputation for not being the nicest part of town, which isn't true, certainly not anymore. You just need to know where to look," says South Vero resident Eric Attio, a Realtor with Keller Williams Realty of VB. "There might be smaller homes and dirt roads, but you can find gorgeous properties." South Vero attracts many retirees, but many residents are employed in the healthcare and food industries or the Indian River County School District.

South Vero contains some of the oldest properties in Vero Beach, many built between 1950 and 1980. The median price for single-family homes is around $415,000, on par with the national median. Ranch-style homes and simple, minimal traditional designs are typical for this era, and many sell between $250,000 and $350,000. South Vero still has plenty of open land, and new builds have steadily increased since the early 21st century. Newer houses, often inspired by Mediterranean or Spanish architecture, typically sell for $400,000 to $600,000. Exploring the vivid McKee Botanical Gardens

South Vero has several green spaces and is settled along the intracoastal waterway, so boating and kayaking are popular in the area. Running errands at Majestic Plaza

A large portion of the mainland's shopping areas is concentrated in South Vero, with the most prominent sections off Oslo Road and Eighth Avenue. Majestic Plaza and the surrounding blocks are home to grocery stores and big-box retailers and are some of the most popular commercial strips for residents. Community events at Riverside Theatre

In February, at Riverside Park, many in South Vero will head across the 17th Street Bridge to attend the annual Vero Beach Food, Wine & Music Festival. Every week, Riverside Theatre hosts outdoor musical shows and productions, and social clubs around the community throw events for members. Navigating the area via Route 1

Residents mainly rely on Route 1 to get around the city, with the 17th Street Bridge crossing over the intracoastal waterway. Vero Beach has the Vero Beach Regional Airport, but the only commercial airline it serves is Breeze, which has limited destination stops. Most residents will fly out of the larger hub of Melbourne Orlando International Airport, located 36 miles north. For emergencies and general medical needs, South Vero is 4 miles from the Cleveland Clinic Indian River Hospital.
