Crossroads and Clio Amphitheater highlight life in Vienna Township
Set within northern Genesee County, Vienna Charter Township sits within an easy 15-mile hop from Flint. More than 13,000 residents call the township home, with another 2,100 in the enclave city of Clio, where the 3,100-seat Clio Amphitheater off Mill Street and Rogers Lodge Drive gives the community its summer rhythm. The amphitheater fills with concertgoers for seasonal shows, and since 1937 Clio has marked the start of summer with a Firemen’s Homecoming parade hosted by the city fire department. "Plenty of folks commute south for jobs at General Motors plants and Hurley Medical Center or north to offices in the Great Lakes Bay region—trips that rarely top 30 minutes thanks to I-75," says local agent Garry Chaney with Berkshire Hathaway. Cornfields and soybeans still cover nearly half of the township’s land, though active subdivision development continues along West Vienna Road as farmland transitions to new housing communities.

Ranch-style homes and new constructions define local housing
Nearly 6,000 single-family homes make up most of Vienna Township’s housing stock, with close to 70 percent built between the 1950s and 1980s. Brick and vinyl-sided ranch-style from those decades commonly list between $215,000 and $260,000, reflecting rising resale values for older homes. Homes built from the 1990s through the 2010s—typically ranch or New Traditional styles—start around $215,000 and trend upward with added square footage or acreage. New builds continue to surface in the Pheasant Run subdivision and along West Vienna Road, where four-bedroom models start in the low $300,000s.

College readiness at Clio Area High
Students attend Clio Elementary, which earns a B-minus from Niche, then they can continue to the B-minus-rated Clio Intermediate for 4th and 5th grade. Clio Middle School and Clio Area High both earn a C-plus from Niche. The high school offers a Multi-Tiered System of Supports (MTSS) and dual-enrollment options through the University of Michigan–Flint’s Dual Enrollment Educational Partnerships program.
