Historic rowhomes and condo living meet

Dupont Circle is one of Washington’s best-known neighborhoods, with a lively feel that’s not dominated by modern high-rises. “The neighborhood has retained its artsy and eclectic soul with human-scale buildings and classic tree-lined streets,” says local real estate agent Rick Morrison . Much of that character comes from three- and four-story rowhomes, many of which feature Victorian, Federal and Richardsonian Romanesque details. Mid- and high-rise condo and co-op buildings add more options. "You’ve got a mix of beautiful 100-plus-year-old townhouses and mixed-use buildings,” adds Meredith Margolis, a local Realtor with Compass who lives in the neighborhood.

What homes cost in Dupont Circle

Housing prices in Dupont Circle reflect its central location and steady demand. Rowhouses, typically listed as townhouses, are on the pricier side, with a median sale price just under $1.8 million. That’s more than in neighborhoods like Columbia Heights and closer to what you can expect to pay in Logan Circle and Shaw, though prices still edge slightly higher here than in those areas, too. Condos and co-ops offer lower entry points, though prices and monthly fees vary widely by building and location. Buyers can generally expect to see:

  • Historic rowhomes: low $1 millions to the high $3 millions
  • Studio and one-bedroom condos: low $200,000s to mid-$500,000s
  • Two-plus bedroom condos: mid-$400,000s to $1 million and up
  • Co-ops: high $100,000s to low $500,000s

Walkable, bike-friendly living with easy Metro access

Dupont Circle has a strong reputation for car-free living. Daily errands are easy on foot, bike lanes run through the neighborhood and Capital Bikeshare stations are easy to find. The Dupont Circle Metro station puts residents on the Red Line, with direct access to Downtown DC and Union Station, plus easy transfers to Capitol Hill and Northern Virginia via hubs like Rosslyn . “I think most people in Dupont consider themselves smack in the center of it all because you’re a 15-minute walk to Georgetown, a 15-minute walk to Logan and basically a 15-minute Metro ride to anything in D.C.,” Margolis says. Buses also run through the neighborhood, and colleges like George Washington University and Georgetown University are within easy reach. If you do drive, street parking is the norm and can be competitive, especially during busy times.

Inside Dupont Circle’s shopping and dining scene

Shops, cafés, restaurants and bars are all close to home in Dupont Circle. “Dupont is very localized, which is great,” Margolis says. “There’s just always something to do.” Areas around Connecticut Avenue and the traffic circle tend to be busiest, while P Street, 17th Street and 18th Street are lined with smaller neighborhood businesses. A few big names, including Safeway and CVS, are mixed in, but independent bookstores and specialty shops are more common.

Dining ranges from casual spots to higher-end restaurants, many of them long-standing staples. “You’ve got Anju, which is Michelin-rated Korean,” Margolis says. "Then you’ve got Happy Gemini, which is an awesome Michelin-rated-chef pizza, wine bar and pasta bar. It’s amazing." Well-known spots like Sushi Taro continue to draw diners from across the city. Bars here are generally low-key, with livelier nightlife nearby in Adams Morgan and U Street.

A creative community anchored by Embassy Row

At the heart of Embassy Row, Dupont Circle is known as a center of diplomacy and culture. Small museums and galleries are woven throughout the neighborhood, including The Phillips Collection, a contemporary art museum housed in a former home. “Those little museums are all interesting attractions,” Morrison says, adding that “Dupont Underground is a cool venue in this huge subterranean space that operates like a little non-profit promoting the arts locally.”

Schools serving Dupont Circle

Dupont Circle falls under the District of Columbia Public Schools. In-boundary schools include highly rated Ross Elementary School, which is in the neighborhood. Preschool and out-of-boundary schools require you to apply through the My School DC Lottery. For private options, Saint Augustine Catholic School is a few blocks away.

From Dupont Circle to nearby green spaces

At the center of the neighborhood, the area's namesake Dupont Circle is a popular spot to sit by the fountain, play chess or meet up with friends. Many local events happen here, including the year-round FRESHFARM Dupont Circle Market and the annual DC Holiday Market. A few other outdoor spaces are spread throughout the neighborhood:

  • Stead Park, with a rec center, playground and spray ground
  • S Street Park, an off-leash green space for dogs

Dupont Circle is literally the life of DC, it is where many social and cultural events are held and where people with different backgrounds meet. The restaurants and stores around the area are not only reasonably priced but also offer quality materials. Another best aspect about this neighborhood is that it is metro friendly, so commuting is vary easy.
