If you’re looking for a Southeast Washington neighborhood with a residential feel and home prices below the citywide median, Fort Davis is worth a look. It’s right on the Washington-Maryland line and offers more space than you’ll typically find closer to the city center. While it’s quieter, Fort Davis is still a short drive from public transit and major commuter routes. Parks and shopping centers aren’t far from home either, so it’s the kind of place where you can enjoy tree-lined streets without giving up city convenience.

A mix of home styles at prices below the citywide median

Fort Davis is a residential neighborhood with tree-lined streets and a mix of housing options. Some blocks have rowhomes and twins, while others feature detached single-family homes, including bungalows, Colonial Revival and Cape Cod-style builds. Most homes date to the early to mid-20th century, and while some have updated interiors and modern appliances, local Realtor Jeffrey Ganz says many are older, “so buyers should be prepared to deal with all that comes from that.”

Prices for rowhomes and twins generally range from the low $200,000s to the mid-$400,000s, while detached homes typically sell from the mid-$400,000s to the high $500,000s. Overall, Fort Davis’s median sale price is in the low $400,000s, which is more affordable than the citywide median and less than what you’ll find in nearby Fort Dupont, but a bit pricier than in Southeast neighborhoods like Fairfax Village. As Tim Dudley, a local Realtor and owner of Dudley Pro Realty, puts it, "You're able to get into Washington, D.C., at a lower price point. It's much more affordable than other communities ... and there are a lot of legacy residents who have been there for years."

Schools serving Fort Davis: DCPS, charter and private options

Fort Davis is part of the District of Columbia Public Schools district. Students are zoned to Anne Beers Elementary School, John Philip Sousa Middle School and Anacostia High School, but families can apply to other DCPS or public charter schools through the annual My School DC lottery. Rocketship Legacy Prep is a local charter option, and Dupont Park Adventist School adds a private option for prekindergarten through ninth grade.

How Fort Davis commuters get around DC and nearby suburbs

Since Fort Davis is right on the Washington-Maryland border, it’s a central location for commuters heading into the city or its surrounding suburbs. “It’s a choice area of D.C. because of the lifestyle it offers. There's a lot of access to parks, but you're still close to downtown," Ganz says. There isn’t a Metro stop within walking distance, but you can park at nearby Green Line stations before heading to Navy Yard or L’Enfant Plaza, where you can transfer lines to Downtown DC, Capitol Hill and Ballston. Here’s what to know about getting around from Fort Davis:

  • Naylor Road is the closest Metro station, less than 2 miles away.
  • Several Metrobus routes connect you to nearby Metro stops.
  • The 7-mile drive downtown typically takes 20 minutes to an hour.
  • Pennsylvania Avenue links the neighborhood to the Capital Beltway.
  • Capital Bikeshare stations and bike lanes make biking a solid option.

Fort Davis adds a new rec center near parks and trails

The Fort Davis Recreation Center is currently undergoing a full renovation and is expected to reopen in fall 2027 with a mix of new indoor and outdoor amenities. Inside, plans call for a gym, community rooms, a fitness center and a game room. Outside, updates include a new playground, splash pad, sports courts and a walking path. More parks and outdoor spaces are within walking distance of Fort Davis, including:

  • The Fort Circle Park Hiker-Biker Trail, which links six historic Civil War sites
  • Fort Dupont Park, with ball fields, an indoor ice rink and a summer concert series
  • Ridge Road Community Center, which has an outdoor pool and playground

Errands are easier by car, with walkable basics nearby

Most shopping and dining around Fort Davis is a short drive away, and you’ll probably want a car for most everyday errands. You can walk to a couple of spots, including Fort Davis Shopping Center for basics at Lee’s Mini Mart, and Fairfax Village Shopping Center for a pharmacy, convenience store and quick takeout like Papa John’s.

The closest full-service grocery store is less than 2 miles away in Naylor Gardens, where Safeway anchors Good Hope Marketplace alongside casual dining options like Quickway Japanese Hibachi, Subway and America’s Best Wings. Just across the street in Hillcrest, Skyland Town Center has a Lidl, CVS and fast-casual favorites like Mezeh and &pizza. You’ll find more options along nearby corridors, though the dining scene still leans casual and takeout-friendly overall. "You're close to Benning Road and Pennsylvania Avenue, which we all know is the major thoroughfare through Washington, D.C.," Dudley says.
