A secluded suburb in Camden County

Tucked alongside acres of woodlands in the Wharton State Forest, Waterford Township offers quiet suburban living among nature. “We have a friendly, small-town feel. My husband calls it a sleepy little town, and that’s why we love it,” says Rhonda Midili, a long-term resident and Realtor with Keller Williams Realty – Moorestown. U.S. Route 30 connects the town to the rest of Camden County, but its lush green spaces and mom-and-pop shops feel wonderfully secluded. “There’s a lot of farmland, it’s very peaceful. There are also some great roadside stands with fruits and vegetables,” says Jason Schatzberg, a Realtor with Keller Williams Realty – Cherry Hill who has been selling homes in the area for over six years.

Tranquil living with spacious lots

Most homes in Waterford Township are in the western half of town. Residential streets branch off U.S. Route 30 and feature a variety of single-family homes built from the early 1900s through the early 2020s. Traditional ranch-style, bi-level and Cape Cod-style homes sit down the street from more modern, new traditional homes. Most homes feature attached garages and manicured lawns. Lots average just under half an acre, and those further from the center of town back up to the scenic Wharton State Forest. “You can wake up and see deer galloping through the yard at any given moment,” Midili says. Single-family homes range from around $320,000 to $500,000. Homebuyers will also find several townhome developments built around the 1980s to 1990s, with units ranging from around $210,000 to $270,000.

Advanced college preparatory courses for teens

The Waterford Township School District serves students in grades prekindergarten through sixth grade. Younger kids attend the Thomas Richards Early Childhood Center for PK-K, which earned a B-minus from Niche, before moving on to the C-plus-rated Atco Elementary School for grades 1-2 and the B-minus-rated Waterford Elementary School for grades 3-6. Older kids attend the nearby Hammonton Public School District, including the B-minus-rated Hammonton Middle School and B-rated Hammonton High School. The high school offers specialized college preparatory courses in fields such as science, technology, music and more – all designed to help prepare teens for their future academic studies.

Proximity to Philadelphia and Atlantic City

Residents reside in eastern Camden County, about 24 miles east of Philadelphia. U.S. Route 30, also known as White Horse Pike, bisects the northwestern corner of Waterford Township and connects to major thoroughfares like Interstate 295. Just off White Horse Pike, the NJ Transit serves the Atco Station. Residents can hop on a train and head west to Philadelphia or east to Atlantic City, about 40 miles from the township. Philadelphia International Airport is about 26 miles west.

Local eateries, breweries and markets

Restaurants and breweries line White Horse Pike. Residents can head to the Town Square shopping center and order authentic Chinese food from China Max, grab a beer from Whims Brewing or stop by the outdoor bar at Racks Pub & Grill and listen to live music. Further north is Palladino’s Market, an Italian deli known for its fresh sandwiches, prepared foods and homemade desserts. “Everybody knows Palladino’s,” Midili says. Atco Avenue branches off the thoroughfare and hosts local favorites like La Frontera Mexican Restaurant and Brotherton Brewing Company, where locals can sip craft beers in its industrial-style tap room. Atco Food Company sells the essentials, while the Berlin Circle Plaza Shopping Center is less than 5 miles north in the Berlin Township and includes chains like Home Depot and ShopRite.

Explore miles of trails in Wharton State Forest

The Ritter Field Sports Complex is next to Atco Elementary School and has several ballfields, a basketball court and a street hockey rink. In addition to the sports courts, kids can explore the Atco Playground. Further north along Burnt Mill Road is the Marilyn Beard Trailhead Park. The trail provides access to the Wharton State Forest, where locals can hike, bike or ride horses on miles of marked trails or sand roads. “The pinelands are massive, and you’re not allowed to build there. The parks and the hiking in that direction are definitely cool,” Schatzberg says. A canopy of lush maple trees shade the trail system – blooming in the spring and turning bright crimson in the fall.

Town concerts, festivals and parades

The Waterford Township Civic & Events Association hosts community events throughout the year. Residents can head to Lions Park next to the Waterford Township Municipal Building for free summer concerts and annual festivities such as Oktoberfest and Winter on the Avenue. “We also have a Memorial Day parade, and you’ll see little league parades where they march down the road,” Midili says.
