An abundance of recreation in and around a Pennsylvania neighborhood
The Wayne Natatorium was one of the first outdoor pools of its kind in the area when it opened in 1895. Despite barely eking past the turn of the century and shuttering less than a decade later, the former site of the pool is now marked by a blue-and-gold historical plaque on the fringes of Cowan Park, one of the Wayne neighborhood’s larger modern-day recreational spaces. The largely residential Pennsylvanian landscape has several sizable green spaces amidst its high-end housing, all close to major thoroughfares, an A-plus-rated school district and conveniences that bring homebuyers to the area.
Lancaster Avenue runs through the neighborhood and is lined with a bevy of local restaurants, and the annual events calendar is dotted with festivals, celebrations and more that bring the community together. “That’s why there are so many people and why it’s such a sought-after neighborhood,” says Steve Miller, a Realtor with Berkshire Hathaway HomeServices Fox & Roach Wayne-Devon. “It’s because of the school district, the location and the public transportation. The neighborhood has so much to offer. It’s kind of been revitalized since 2020, when we saw a slowdown. Everybody wants to be within walking distance of Wayne’s downtown, and home prices have really appreciated in that area.”

Single-family homes costing $1 million or more
Wayne is largely residential, with its suburban areas flanking Lancaster Avenue to the north and south. “The majority of homes are million-dollar-plus homes,” Miller says. “Some were built 100 years ago. There’s a common colonial-style appeal in Wayne. On the north side are what we call the ‘tree neighborhoods,’ where the streets are labeled with names like Walnut and Chestnut.” Single-family homes occupy most of the neighborhood, with smaller properties typically ranging from $650,000 to $800,000 and including split-levels, Cape Cods, and ranch- and colonial-style homes.
A significant number of homes in Wayne also fall into a price range between $1.2 million and $2 million, typically taking the form of larger Cape Cods, colonial-style homes and Craftsmans. “The historical society, which is located on the south side, highlights and protects a lot of these homes from being torn down,” Miller says. Some townhouses can also be found in Wayne, and they typically cost between $500,000 and around $600,000. Wayne receives a CAP crime score of 4 out of 10, on par with the national average.

A-plus-rated schools for Wayne students
The neighborhood is served by the Radnor Township School District, which earns an A-plus rating from Niche. The district is also rated as the best school district in Pennsylvania. Students can begin at Wayne Elementary School, which is located within the neighborhood and scores an A-plus. Radnor Middle School also gets an A-plus and is ranked as the third-best public middle school in the state. Radnor Senior High School garners an A-plus rating as well, rated the third-best public high school statewide.

Athletic facilities, water recreation and more outdoor activities
Cowan Park has a baseball field, basketball court and open space for visitors to play sports or enjoy good weather, while anglers can fish in Gulph Creek, which runs along the park’s southwestern edge and beyond both east and west. Warren Filipone Memorial Park and Bo Connor Park sit side-by-side and have athletic fields and sports courts. Little Darby Creek running between the parks, and anglers frequent the creek in search of various freshwater gamefish species. Friends of Radnor Trail Park has a pathway and dog park, and Radnor Trail itself runs through much of the neighborhood. Fenimore Woods sits just east of the neighborhood and has a trail, a pond for fishing and a playground.

Festivals for music, holidays and more
The southern part of the neighborhood plays host to the South Wayne PorchFest each year, when musicians and bands set up shop on the front stoops of historic homes. “The PorchFest is very popular,” Miller says. “You can just walk from home to home, and people volunteer their porches for all kinds of music, from rock ‘n’ roll to orchestra.” Multiple streets are shut down for the event in the fall, and locals can walk the neighborhood streets while listening to an array of music fill the air.
Northern Wayne isn’t without its own events, too. “North Wayne Avenue is fun because they have a lot of different events throughout the year,” Miller says. “There’s live music, bands and a lot of activity there.” A Memorial Day parade, a fall festival and the annual Wayne Music Festival are popular annual events, as are festivities for Halloween, Christmas and other holidays. The neighborhood is also home to the Wayne Art Center, which was formed almost a century ago and currently offers art and music workshops, rotating exhibits and more.
Ordering a variety of food on Lancaster Avenue
Avenue serves as a hub of spots to eat and shop. “There’s a range of restaurants, from pizza parlors to high-end, four-star restaurants up and down,” Miller says. “Right on Lancaster Avenue, there are a lot of shops and restaurants.” Locals can find international fare on Saffron Indian Kitchen’s menu or among At the Table’s selection of French fare, seek out health food at Sweetgreen or dine on American classics at Autograph Brasserie or Minella’s Diner. Other staples include the White Dog Café and the Great American Pub. Local stores include thrift items at Alley Door or collectible sports cards at Wheelhouse. Grocery shoppers can peruse the Lancaster County Farmers Market or a nearby ACME Markets. The King of Prussia Mall, which boasts over 400 storefronts, is less than 5 miles north.

Interstates to the north and east of Wayne
Drivers can hop on Interstate 476 less than 3 miles east of Wayne, while Interstate 76 is about 4 miles north of the neighborhood. “You’re close to 202, 476 and Route 30,” Miller says. “It’s conveniently located to major highways and the airport.” Philadelphia itself is about 20 miles east. Philadelphia International Airport sits 20 miles south of the neighborhood, while SEPTA train services run through northern Wayne. “Wayne is part of the main line and has one of the larger stops,” Miller says. “That’s part of the appeal of the neighborhood. You can easily hop on a train and get into Philadelphia.” Buses run along Lancaster Avenue, as well.
