Housing inventory in Charlotte Hall is limited. "Charlotte Hall is pretty hot right now," says Joe Wustner, a commercial Realtor with Re/Max One who has more than 23 years of experience. "A lot of husbands and wives — one works uptown and one works on the base — so this is the middle point."

Homes are especially appealing for their lot sizes, with a median nearly four times larger than in nearby Mechanicsville, 3 miles away. Construction spans from the mid-20th century to the present, with Colonial Revivals, farmhouses and split-levels among the most common styles. Many homes feature white clapboard siding and occasionally include covered porches or detached garages. Some properties open onto rolling fields or wooded views, boasting additions like barns and private pools.

Homes rarely come on the market, but prices typically range from the lower $300,000s to the lower $500,000s. "More people are choosing to be out on a 3-acre lot because they want to get away from the hustle and bustle," Wustner says.

Attending the highly rated St. Mary's County Public Schools

Charlotte Hall is part of the highly rated St. Mary's County Public Schools. White Marsh Elementary is top-rated in the county. Chopticon High offers a wide range of extracurricular activities, including Model United Nations, a board game club and a meditation group.

Explore, play and fish in Southern Maryland

The Three Notch Trail runs through Charlotte Hall and is popular for jogging and cycling, offering scenic views of woodland and stretches of open farmland. The 10-mile paved rail trail passes the Northern Senior Activity Center, which includes a gym, ceramics studio and game room, as well as nearby Fifth District Park. The 78-acre park includes amenities such as:

  • Tennis, softball and basketball courts and fields
  • A picnic shelter with tables and charcoal grills
  • A dog park with agility equipment
About 10 miles away, Benedict Community Park offers a small beach and boat launch along the Patuxent River and is a popular spot for crabbing and catching blue catfish.

For a community of its size, Charlotte Hall offers a wide range of shopping and dining. "They just built a new Weis grocery market … a lot of new retail is going in," Wustner says. Weis, Food Lion, and Aldi cover basics, while locally owned shops like Seafood Corner Market and Southern Maryland Produce, sell fresh fish, fruits and jarred preserves. For a bite to eat, you can dig in at:

  • National chains such as Starbucks, Chipotle and Chick-fil-A
  • International eateries like New China Restaurant, AJ Hibachi and Tequila Grill & Cantina
  • Southern favorites, including Foxy Fish's crab truffles and hushpuppies, and Smokehouse BBQ Shack's brisket grilled cheese
In the evening, shoot some pool, enjoy live music or catch the game with a cold one at Heavy Hitters Bar & Grill.

Networking, crafting and storytime at the Charlotte Hall Library

The Charlotte Hall Library hosts community events year-round, from children's storytime with therapy dogs to all-ages crafting workshops such as gingerbread embroidery and loom knitting.
