Paddock Park
Many homes offer horse-friendly amenities
The neighborhood is divided into Paddock Park One (to the north) and Paddock Park Two (to the south). The two are separated by Greenview Shores Boulevard. “Paddock Park One has less acreage, but there are tennis courts, and you’re close to schools and the heart of town,” Laas says. “Paddock Park Two has that too, but you’ve got more land and better proximity to the equestrian centers.” Some homes even sit along bridle paths that lead directly to the Wellington International showgrounds, and many come already equipped with barns, paddocks and riding areas. Generally, they have amenities typical of luxury homes, including in-ground pools, circular driveways and large, meticulously landscaped lawns. Primarily custom-built, the homes stand out for their diverse architecture. Styles include Colonial, ranch and Spanish Mediterranean. Prices typically range from a little over $1 million to more than $3.5 million. There are no HOAs, so homeowners do not have to pay additional fees. However, insurance rates will reflect the risk of wind damage during hurricane season. The neighborhood is far enough inland that flooding is not a risk.Wellington International hosts the Winter Equestrian Festival
The equestrian season kicks off in early January and gallops all the way through March with The Winter Equestrian Festival. The world’s best horse riders, including many Olympians, compete in dressage and show-jumping competitions at Wellington International, a state-of-the-art facility used for training and boarding throughout the year. The nearby National Polo Center hosts matches throughout the year. Wellington National Golf Club and The Wanderers Club are located just west of the community. Members enjoy golf courses and other resort-style amenities. Green space is plentiful in and around the neighborhood, and horses aren’t the only ones who get to roam. Wellington Dog Park has fenced-in areas for small, medium and large breeds with water and wash stations. Pocket parks in neighboring Sugar Pond Manor offer amenities such as walking trails, playgrounds and basketball courts. An ocean-themed playground is the highlight of Tiger Shark Cove Park. “Paddock Park is a little bit more family-oriented year-round and not quite as seasonal as other equestrian communities,” says Kristina Lloyd, a Douglas Elliman realtor associate who sells property throughout the city.Wellington High is an A-rated school
Students are served by Palm Beach County Schools, which earns a B-plus from Niche. Binks Forest Elementary and Wellington Landings Middle schools are rated A-minus. “Binks Forest and Wellington Landings are some of the best elementary and middle schools in the county.” A-rated Wellington High offers specialized courses that prepare students for specific career paths, including equine veterinary medicine. Publix is in the same shopping center. The Mall at Wellington Green features more than 150 upscale stores and restaurants just 5 miles from the neighborhood.Southern Boulevard connects residents to Palm Beach International Airport, I-95
