West Peoria offers the comfort of a suburban town, while right next to the city life of Downtown Peoria. With two golf courses, community parks and scenic trails, West Peoria is loved for its many outdoor activities. The community also has a small-town charm to it, with longtime local businesses and annual events that bring everyone together.
Homebuyers can find lots of minimalist designs, such as small bungalows, Cape Cods and ranch-style houses lining leafy grid-pattern streets. There are some larger homes, including various English and Colonial styles, scattered around town as well. Most homes were built between 1930 and 1960, spaced out by a few feet on quarter-acre and smaller lots. Recently rehabbed houses sell for around $100,000 to $200,000. Homes in good condition without the latest renovations go for around $40,000 to $90,000, while those in need of some work range from $10,000 to $30,000. Most houses have a driveway leading to a detached garage in the backyard, which is also accessible from a back alleyway.
West Peoria has several main roads throughout the city, with local shops and restaurants that have served the community for decades. Haddad’s West Peoria Market is a community staple, providing groceries for everyone in town, though Kroger is also an option. There are several local restaurants around the city to choose from, some stand-alone and some in small shopping centers. Country Club BBQ is a favorite spot for eating ribs, wings and other Southern classics while enjoying live music. Just down the street, Jerusalem Restaurant is a local gem serving up Mediterranean dishes. And that’s just to name a few, along with pizza shops, Chinese restaurants, bars and more.
Annual holiday events bring cheer to the community of West Peoria. The planted Christmas tree at City Hall is lit up every year to kick off the holiday season. Following that, the city holds a contest for which house has the best holiday lights. Other events throughout the year include a Fourth of July parade, which has been going strong for more than 50 years, trunk-or-treating and the West Peoria Golf Classic, which raises funds for the local fire department.
Students on the north side of town attend Dr. Maude A. Sanders Primary and Sterling Middle, both graded a C-minus by Niche. They’ll go on to C-graded Peoria High, ranked the third-most diverse high school in the county. Those who live on the south side attend Pleasant Valley Primary and Pleasant Valley Intermediate, both receiving a C-plus grade, before feeding into Limestone Community High School, which gets a B-minus grade. Limestone Community partners with Project Lead the Way, which prepares students for engineering fields.
Laura Bradley Park is just a quick drive away from neighborhood homes, where locals can get active, enjoy nature and even watch theater productions. The park features two softball fields used by Bradley University and local recreation leagues. Residents can also visit the park to have fun on the playground, play disc golf in the woods, hit the tennis and beach volleyball courts or go for strolls on the paved walkway, which leads to the Japanese-style bridge over Dry Run Creek. The park is home to two Corn Stock Theaters, one located in a tent for performing arts shows in the summer and the other in a cozy building for fall and winter productions. Golfers can hit the links at Newman Golf Course, next to Laura Bradley Park or Madison Golf Course, a few miles south. For a deeper connection with nature, locals head to Rocky Glen Park to hike through deep woods and catch views of waterfalls and old coal mines. People can have fun at Kartville, an outdoor go-cart facility with the addition of dune buggies, bumper boats, mini golf and batting cages. They can seek even more thrills at Peoria Speedway, a dirt racecar track with weekly races.
CityLink operates public buses on the main roads, offering routes throughout the Peoria area. Locals also have convenient access to Interstate 74, which runs right through the city.
