Small-town vibes in Virginia
“The joke around here is that it smells like money because the paper mill is right there as you drive into town,” says Jack Lawson, a real estate agent with Thrift Realty who’s lived in West Point his whole life. He’s referring to the WestRock Paper Mill in the Richmond neighborhood, which operates at the north end of West Point off Main Street. But jokes aside, this coastal town situated on a peninsula between Williamsburg and Richmond is becoming increasingly popular with homebuyers. “West Point is your typical small town where most everybody knows each other,” Lawson says. “It’s changed somewhat in the past 10 years. We’ve had a lot of new people moving here, especially since the pandemic. I think people started Googling ‘small towns, good schools,’ and West Point popped up.” Lawson adds that West Point certainly fits the criteria for a small town with good schools. “It’s a great place to raise your children and it’s a great place to retire," he says. "It’s walkable, it’s quaint, people know each other and they’re polite. And we have a lot of local events for people."
Local grocery stores and boutiques
For groceries, residents can head to their local Food Lion on Winters Street less than two miles north of downtown. There are tons of shopping and dining options lining either side of Main Street, from Dollar Tree and Walgreens to local boutiques. The Exchange on Main is a popular spot for treasure hunting, with more than 20 different vendors and consignors selling things like antiques, collectibles, books and local, handmade goods. It’s also easy to get fresh seafood here, being so close to the Chesapeake Bay and three major rivers. Named for the York, Pamunkey and Mattaponi Rivers that surround West Point, Three Rivers Seafood serves all kinds of fresh, locally caught seafood from its perch at the end of Seventh Street.
West Point offers the all the charm of a small town, less than an hour from Richmond.

Annual events for the community
The town Chamber of Commerce is heavily involved in community engagement and organizes several events throughout the year. The West Point Crab Carnival has taken place annually for more than 40 years. Lawson calls it a town-wide “homecoming.” The family-friendly October carnival includes a Tour de Crab kids' bike race, fireworks, a parade, local vendors and, of course, tons of fresh crabs. On Friday evenings from May to August, there’s the Jammin’ on the Point concert series, which features live music in the town square between Eighth and Ninth Streets.
A number of home style choices
The quiet residential streets here are lined mostly with Traditional, Colonial Revival and ranch-style homes built between the 1930s and 1980s, but the town has seen a ton of new development as of late. “There’s been a lot of growth here recently, more than I’ve ever seen in the 30 years I’ve been in real estate here,” Lawson says. “It used to be that when people moved here, it was because of a connection: either they had family from West Point, they grew up in West Point or they worked at the paper mill. But after the pandemic hit, small towns became popular again and we’ve had an influx of people trying to build on every speck of dirt they can find." Prices here range from around $150,000 for a plot of land to more than $400,000 for a new home. “Earlier this year I sold a brick rancher for $285,000 that was probably an $85,000 brick rancher about 30 years ago when I first got into real estate, so the prices have gone way up,” says Lawson. He adds that the housing market here tends to trail between six and nine months behind market trends in bigger cities like Williamsburg and Richmond. “When the market picks up there, it picks up here about six to nine months later and vice versa," he says. "But we’re still seeing cash sales here now. Everywhere you look, contractors have been swarming to build new houses." Lawson adds that he predicts the 2024 West Point housing market to be “pretty flush.”

A school pipeline specific to West Point
West Point is one of only two towns in the state with its own school system in West Point Public Schools. The three-school district includes West Point Elementary, West Point Middle and West Point High School, all three of which earned A grades from Niche in 2023. “We’ve gotten a lot of accolades for our schools over the years," Lawson, a graduate of the school system and the current coach of West Point High's varsity football team, says. "Our elementary school was a Blue Ribbon school in 2022 and our high school has been one for several years, too. When I went to college, I could tell that I got a good education here." The Blue Ribbon Schools Program is run by the Department of Education.

Country club and park amenities
The Country Club of West Point has been a fixture in the community since 1932. The private club sits on the far north end of town, between King William Road and Southern Avenue, and offers tennis, swimming and regular social events in addition to its nine-hole, par 36 golf course. For young West Pointers, there’s a classic playground with swings, climbing structures and slides at the corner of Eighth and Kirby Street in downtown. “We offer a lot of things,” says Lawson, adding that the town just installed a kayak kiosk at the launch on 13th Street. “We also have a riverwalk trail. I walk it every weekend. I have a seven-mile route I take from the high school to downtown and back, and I don’t have to cross a major road the entire way.”
West Point sits on the peninsula between the Pamunkey, Mattaponi and York Rivers.
