West Valley City has views, recreation and commute options

West Valley City is near the foothills of the Oquirrh Mountains in Salt Lake County, and the area is full of parks, transportation options and retail. Home prices tend to be lower than in other areas in the county, and you’ll also see new construction near more established subdivisions. Residents can live in a quiet neighborhood near schools and parks, or closer to busy highways and shopping centers. Regardless of where you live, there’s a direct way to get to downtown Salt Lake City and beyond.

What homebuyers can expect in prices and neighborhoods

At one point, West Valley City was known for its older properties, like split-level and ranch-style homes. Mary Roe, an experienced Realtor with Distinction Real Estate, says the area’s layout has been evolving with new townhouses and New Traditional builds. “It’s an area where there’s new construction all over,” Roe says. “It’s from first-time buyers getting a condo into million-dollar homes. There’s something for everyone; it just depends on your budget. ... They are starting to build more 55-plus communities.”

Regardless of where you settle in West Valley City, you’ll find lower home prices than in many areas of Salt Lake County. The median sale price for West Valley City is in the mid-$400,000s, which is less than the median in nearby Taylorsville and West Jordan. The area also has four sections where people might live. You might move to:

  • Hunter, where most of the new construction is happening near shopping centers.
  • Granger, which has some homes that surround the Valley Fair Mall.
  • Redwood, an area with condos, apartments and homes near the Maverick Center.
  • Chesterfield, which has older properties and multifamily homes near distribution centers.

School options in West Valley City and nearby

The highly rated Granite School District serves the area and offers open enrollment. If residents want to send their kids to a school outside their attendance boundary, they can apply for a different school during the early enrollment period, which usually runs from November to February. West Valley City has a number of public and public charter schools, like Monroe Elementary School and Vanguard Academy. You’re also around 15 miles from the University of Utah and the private Westminster University.

Where to go for a day outside

There are parks spread across West Valley City, so it’s easy to find a spot to get outdoors. Among all the options, the most popular spots are:

  • Centennial Park, which is packed with baseball fields, athletic courts and the Centennial Park Sports Complex
  • Lodestone Park, with its mine-themed playground, zip line and mountain bike skills course
  • Stonebridge Golf Club, a public 27-hole course where most holes have water features
The Mountain View Corridor Trail is a biking path that parallels state Route 85, and you can follow it to reach Lodestone Park. Residents can see the Oquirrh Mountains, and people drive roughly 16 miles to hiking trails near the range, like in Butterfield Canyon.

Hunter and Granger have some of the busiest shopping hubs

When it comes to shopping and dining out, the Hunter and Granger areas have the most options. Granger’s Valley Fair Mall has over 120 stores and restaurants, and some people visit to see a movie at the Megaplex Theatre or stop by Pins & Ales for a drink and some bowling. Hunter has shopping centers along South 5600 West, where you can get groceries at places like WinCo Foods or Walmart. This shopping corridor also has chain restaurants, so it’s easy to get a quick bite before or after browsing around Target or Michaels.

West Valley City has ways for residents to get together

Roe mentions West Valley City hosts all kinds of family-friendly events, from Easter egg hunts to movie nights at Centennial Park. The biggest event, though, is WestFest, held every June. This multiday event usually has vendors, carnival rides, fireworks and a parade. The Maverick Center in Redwood rotates between being a concert venue for major artists and a sports arena for Utah Grizzlies ice hockey games. You might visit the Utah First Credit Union Amphitheatre in the south side of the area to attend concerts from May through October.

The area has buses, light rail access and highways

West Valley City may be on the western edge of the county, but Roe says, “The commute isn’t that bad. Even if you were to commute downtown, even into Utah or Davis County, you have a way of getting there. ... It’s close for anybody working for the mine or if you work for Kennecott [Utah Copper Corporation].” The Kennecott Copper Mine, also called Bingham Canyon Mine, is one of the largest human-made open-pit mines in the world. Depending on where you live, the mine is less than 20 miles away. Some people work closer to home, like at CommonSpirit Holy Cross Hospital or the Hexcel Corporation.

Utah Transit Authority buses run through the area, and some lines even extend into Salt Lake City and into Millcreek. You can change buses at the West Valley Central Station or hop on the TRAX light rail Green Line up to downtown Salt Lake City or the Salt Lake City International Airport. State Routes 201 and 154 cut through the area, so you don’t have to deal with getting onto the interstate. Roe highlights the Mountain View Corridor, a long freeway that starts in Salt Lake City’s Granger neighborhood and goes all the way down to Saratoga Springs.
