Red Coat feels like the New England countryside, 2 miles from Westport
Narrow roads, stone walls and tree-filled properties make life in Red Coat, a suburb in Westport, feel like living in the countryside. “It has a very New England feel to it,” says Marc Tessitore, a sales associate with Coldwell Banker Residential Brokerage who’s sold homes in the area since 2016. “It’s really quiet. You're not getting a ton of traffic through here at all, but you're still minutes away from the major shopping in the city, so it’s kind of the best of both worlds. You feel like you're on vacation, but you’re still close to everything.” Downtown Westport, a walkable area with fashion retailers and locally owned restaurants, is about 2 miles away, and the beaches of Connecticut’s Gold Coast are also close. Kids here are zoned for Westport public schools, which are some of the highest-rated in the state. “It’s just a really nice place,” Tessitore says. “I can't think of too many nicer places on the East Coast.”

A tree-filled landscape dotted with custom homes
With low stone walls dividing properties and dense trees lining Red Coat’s narrow two-lane roads, the community has a rural feel, but the 21st-century custom homes here offer contemporary comforts. These have various architectural influences, including colonial, French Eclectic and Craftsman, and often sit on 1 to 3 acres, allowing space for swimming pools and landscaped gardens. Some midcentury ranch-style, saltbox and Cape Cod houses are also available, though these usually have smaller footprints. Homes under 4,000 square feet can range from around $900,000 to $1.9 million, while larger homes, which can have over 13,000 square feet, can cost between $1.9 million and $5.5 million.

A park and gym nearby, and water recreation a short drive away
The over 220-acre Cranbury Park nearby includes a disc golf course, dog park and playground. The park is on the grounds of the former Gallaher Estate, and the 1920s Tudor Revival Gallaher Mansion here can be reserved for private events. The Westport Weston Family YMCA is an indoor gym with a swimming pool, fitness classes and teen programming. The nearly 170-acre Longshore Club Park, located about 5 miles away at the mouth of the Saugatuck River, is home to the public 18-hole Longshore Golf Course and the E.R. Strait Marina. At the Longshore Sailing School here, kids and adults can learn to sail and can rent sailboats, kayaks and catamarans to take out on the Long Island Sound. Compo Beach and Sherwood Island State Park both offer public beaches on the Sound.

Dining out in downtown Westport
Westport’s walkable downtown is home to locally owned restaurants and national retailers like Anthropologie and Vineyard Vines. “There are so many local businesses that are really ingrained, with really great food,” Tessitore says. Spotted Horse Tavern serves upscale American comfort food in a 19th-century house. The Cottage’s fine dining menu has been nominated for James Beard Awards. U.S. Route 1 has more shopping and dining options, like the popular salad chain Sweetgreen and locally owned Gold’s Delicatessen, which has served Jewish deli classics since 1968. Grocery stores here include Trader Joe’s and The Fresh Market.

A car-dependent area with train service to New York
Wilton Road leads about 2 miles to downtown Westport, and state Route 15 leads roughly 51 miles to New York City. Interstate 95 is about 3 miles away, as is the Westport train station, which has routes to New Haven and to Grand Central Terminal in New York; the train to New York takes around an hour and a half, while the train to New Haven takes about an hour. The Westport Fine Arts Festival has taken over downtown each Memorial Day Weekend for over 50 years. The juried art fair invites over 100 artists to showcase their work in tents that line Main Street. There’s also live music, food trucks and kids’ activities like face painting and tie dye.
Flood risk near the river and creeks
Some properties along the Saugatuck River and its tributaries are in a Special Flood Hazard Area, a FEMA designation for high flood risk. Homeowners here might have to buy flood insurance and get additional construction permits.
