Small-town living in Warwood, WV
Just 4 miles north of Wheeling, Warwood was first established in the early 1900s when the The Warwood Tool Co. moved its headquarters here to begin supplying everything from coal mining to railway construction. Framed by the Ohio River on one side and wooded hills on the other, the Warwood neighborhood sprang up quickly with housing for folks working in the factory and continues to be a family-friendly area to this day. "It's a nice little community. Warwood is part of Wheeling, but it still has its own identity too," says Bob Kennen, Broker with Kennen & Kennen Realtors. Many homes here were first built for employees in the area's factories, lending a vintage and historic feel to the neighborhood. The community is also centered by Garden Park, which has weekly farmers markets and musical concerts to get folks out of the house. From its early industrial roots, Warwood has managed to retain its small-town community feel, offering local amenities within walking distance and access to the cool waters of the Ohio River immediately west.
Victorian-influenced homes from the 1900s
Turning off of Warwood Avenue, most folks living in Warwood come home to shady residential streets filled with closely-spaced homes from the early 1900s. The fronts of most properties open straight to the sidewalk, which makes it easy to get out for a walk through the neighborhood, while fenced-in backyards lead to detached garages with alley access. "A lot of people choose this area because homes here are more affordable than other parts of Wheeling. Warwood is filled with older homes that have a lot of character," says Bob Kennen, Broker with Kennen & Kennen Realtors. Constructed from about 1910 to 1930, properties here offer a mix of traditional, farmhouse and Victorian-influenced architecture, with large dormer widows allowing light in and wide front porches creating a space for families to gather outside. In price, smaller properties tend to sell for as low as $70,000, while larger, more refurbished properties sell for as high as $170,000 dollars. Due to Warwood's proximity to the Ohio River, FEMA may also require varying levels of flood insurance.
Home prices in Warwood range from $70,000 to $170,000.
