Willingboro is a postwar Philadelphia suburb undergoing revitalization

The township of Willingboro was one of Philadelphia 's first postwar suburbs. Formerly a farming village, it was briefly named Levittown after the company that turned its cornfields into large residential areas. Today, Willingboro's midcentury streets are home to more than 32,000 people, and the area is changing yet again. “It was an older area that’s become one of the hottest revitalizations and rehabs for investors,” says Ronald Palentchar, a real estate agent with Re/Max World Class Realty who has sold several homes in the township. “It’s seen a very, very large amount of old homes that are being flipped and built back up by investors, with a very strong price increase over the last five years.” Highways connect the township to Philadelphia and Camden, both 30 to 40 minutes away, while distribution centers for major companies like Ikea, Dunkin' and DSW offer local employment opportunities. The township is also close to Joint Base McGuire-Dix-Lakehurst, making Willingboro a popular place for servicemembers and their families.

'50s and '60s-built homes are frequently selling in local subdivisions

Willingboro is almost entirely residential, with subdivisions branching off major roads like Veterans Parkway and Beverly-Rancocas Road. Residential streets mostly feature ranch-style homes and split-levels built in the 1950s and ’60s, many with small front yards and sidewalk access. Single-family residences go for $200,000 to $610,000, and condos sell for $190,000 to $300,000. “It's a very large area, so there’s always a turnover,” Palentchar says. “It has a lot of people that are downsizing out of the area and then new families moving in.” Highway access contributes to the area’s enduring — and growing — appeal. Palentchar says some area residents will even commute to New York City, about 2 hours away. “They travel maybe two to three times a week,” Palentchar says. “The value of the home they get here versus farther north outweighs the distance of travel sometimes.”

Parks along Rancocas Creek offer golfing, hiking, tennis and more

Rancocas Creek forms Willingboro’s southwestern border, where Mill Creek Park has tennis courts, a playground and a 2-mile trail. The Rancocas Golf Club’s 18-hole course, also along the creek, is open to the public. Along the Burlington Pike, Willingboro Lakes County Park includes a playground and trails where visitors can spot migratory birds and other wildlife. Anglers can also fish for largemouth bass, catfish and other species in the park’s lake. Across the highway, Pennington Park counts a dog park and a roller-skating rink among its amenities. Near the township’s southeast corner, the Westampton Sports Complex has plenty of room for baseball, softball, soccer and football.

Willingboro has a small, but diverse retail and restaurant scene

Beverly-Rancocas Road is lined with local eateries like East Ridge Pizzeria and the Southern-style Smokin’ Rev and Lady Q’s Gourmet Barbeque. Gaetano’s Steaks — a second location for the Philly-based “King of Steaks” — is known for its exceptionally large cheesesteaks. Grocery options include Willingboro’s Produce Junction and an Aldi in neighboring Edgewater Park.

Nearby highways provide access to big cities

Willingboro’s location next to the New Jersey Turnpike connects commuters to Philadelphia within 20 miles and New York within 80. Camden, a hub of health care jobs, is 17 miles down the Burlington Pike. The beach destinations of the Jersey Shore are around 50 miles away, each beach town offering a unique feel. Virtua Willingboro Hospital offers health care within the township.
