In south Windsor, less than 15 miles from the base of the Rocky Mountains, RainDance is a modern master planned community with easy access to major cities. Peaceful orchards lie between residential pockets, with walking trails and recreation areas in every corner of the neighborhood.

A modern housing market

Most of the area’s homes were built in 2019 or later, with some brand-new developments currently under construction. Craftsman-style and modern traditional homes line the streets, and houses sit close together on small lots with fenced-in backyards. “RainDance has a resort-like living atmosphere,” says June Lemmings, a local Realtor with Keller Williams Top of the Rockies. “You have a higher dollar amount per square foot and private community amenities. Overall, it’s a really fun place to be and to get to know your neighbors.” Townhouses and condos start in the upper $200,000s and reach the mid $400,000s, with single-family homes ranging from the mid $400,000s to around $1.9 million.

Private neighborhood amenities and memberships

“One of the main draws to RainDance is having amenities right at home,” says Lemmings. “There’s a popular waterpark and a great golf course.” All residents have access to the nearby Water Valley lakes, the neighborhood’s sports facilities and pavilions, community orchards and the fishing piers near the community center. For an extra membership fee, locals can gain access to the seasonal RainDance River Resort, a large outdoor pool with a slide and lounge area, and the W Club fitness center.

Location and commuting

The neighborhood lies within 15 miles of Fort Collins, Greeley and Loveland and around 45 miles from Boulder. The Poudre Express bus provides service from Windsor to both Fort Collins and Greeley. Interstate 25 can take drivers around 55 miles south to downtown Denver or 55 miles north to Cheyenne.

Nearby schools

RainDance is served by the highly rated Weld County Re-4 School District, with Orchard Hill Elementary School located in the center of the neighborhood. Windsor Middle School is around 4 miles north and has over 20 extracurricular offerings, from robotics to musical theater club. Windsor High School, home of the wizards, has eight career and technical education pathways that place emphasis on work-based learning, with topics including animal veterinary science, construction management and visual arts and design. High schoolers can take concurrent enrollment courses through nearby institutions like Aims Community College, Front Range Community College and the University of Northern Colorado.

Outdoor recreation in the Front Range

There are over a dozen parks and recreation areas in RainDance, from small neighborhood playgrounds to the expansive RainDance National Golf Course. Playgrounds can be found at Plum, Cherry and Barnyard parks, each home to a sustainable agriculture area with seasonal community harvest days. Hoedown Hill is a seasonal ski park on the neighborhood’s north side offering season passes, gear rentals, tubing and terrain parks. Nearby, the Frank State Wildlife Area has single-track trails, ponds and wildlife habitat along the Poudre River, and connects to the expansive Poudre River Trail system, which spans 21 miles, with an expansion planned for it to reach 45 miles.

Windsor shopping and restaurants

For groceries, shoppers can either drive a few miles north to the Safeway or King Soopers in Windsor, or head west to Loveland for Walmart and Sprouts Farmers Market. “One thing locals love is having a restaurant right there inside the community,” says Lemmings. Ted’s Sweetwater Grill serves sandwiches and pub fare with daily happy hour specials. Windsor’s Main Street commercial district has dozens of locally owned businesses.
