Living a low-key, countryside life in Southwest Oregon
Camas Valley is a family -farming community in Southwest Oregon surrounded by the Calapooya Mountains and the South Umpqua River, and an hour away from the beach. The area has a namesake farm, Camas Valley Ranch, and one school that provides K-12 education, Camas Valley Charter School. “Camas has a strong community pride,” says David Jaques, Broker/Owner of Al Pine Real Estate 1, who has lived in the area for nearly four decades. “There’s a close-knit feeling that’s boosted by the school system.” Employment is centered around logging in Camas Valley, Jaques says, and the Camas Valley Rural Fire District Station is another big employer. “People who have moved here from the city are looking for a more low-key lifestyle that’s better for their health. For example, people can grow their own food here,” says Melanie McLeod, owner of McLeod’s Lavender, a local farm specializing in lavender items. She has lived in the area for 20 years. “The reason I brought a home here is because I wanted a healthier lifestyle,” she says.

Ranch-style homes starting at $500,000
Homes are spaced far apart in Camas Valley, McLeod says, with an average of 10 acres. Ranch-style homes are priced between $500,000 and $650,000, depending on the number of bedrooms and acreage. Properties have small front porches and long, paved driveways leading directly to the main road. There aren’t sidewalks in the neighborhood, but people can walk in their extensive backyards that often have little barns and forests filled with Douglas firs and pine trees.

Growing up at Camas Valley Charter School
Children attend the same public charter school for kindergarten through 12th grade. Camas Valley School earns a C-minus from Niche and has 214 students. Its 2024 graduating class had just 17 students. Kids of all ages can play sports like wrestling, volleyball and tee-ball. The public University of Oregon is about an hour and a half, or 90 miles away in Eugene. There aren’t any private schools in the area, but there are two churches. Camas Valley Christian Fellowship has Sunday service at 10 a.m., and offers online sermons on its website. Camas Valley Community Missionary has Sunday service at 10:45 a.m.

Hiking and horseback riding
Instead of having traditional recreation such as tennis, disc golf, or playgrounds, Camas Valley has activities like hiking, horseback riding and fishing. The nearest conventional park is Iverson Memorial County Park 14 miles away, but people tend to have enough acres for private green spaces. “My home has 8 acres, which gives me a place to walk my dog,” says McLeod. “Essentially, I have my own personal dog park.” People visit Euphoria Ridge to hike and bike the trails. Cougar Ridge Ranch, an equestrian facility 10 miles away, offers people a place to relax, take in serene mountain views and ride horses. Ben Irving Reservoir is a popular fishing spot 9 miles away along the South Umpqua River.

Getting around in Camas Valley
Oregon 42, known as Coos Bay-Roseburg Highway, helps people reach work in Winston 17 miles away and downtown Roseburg 26 miles away. There is no public transportation in Camas Valley. In case of emergency, the nearest hospital is VA Roseburg Health Care System, about 30 minutes away. Roseburg Regional Airport is 26 miles away but doesn't offer domestic or international flights. Instead, it offers maintenance repair, car rentals, flight instruction and transit parking. The Eugune Airport only has domestic flights with seven airlines about 2 hours away, while the Portland International Airport is about 4 hours away.
The Eugene airport is the closest airport to fly out of Oregon in the Camas Valley area.

Shopping and dining in Winston
Chalet Deli and Market is a small convenience store with quick-to-go items. McLeod’s Lavender is a lavender farm selling lavender linen spray and shampoo, 9 miles away. The nearest supermarket is Grocery Outlet in Winston 17 miles, or about 20 minutes away. People also visit Winston to dine out. Willee’s Café and Sprits serves breakfast, lunch and dinner dishes, from omelets to chicken wings. Lilly's Mexican Cuisine is known for its Quesabirria tacos and cheesecake churros.

Baking bread and playing bingo in Camas
At Camas Valley Grange 521, people can attend sourdough starter and gardening classes, bingo nights and monthly community dinners. The center also throws an annual Valentine’s Day dinner and a Halloween costume dance party. People visit Calico Christmas Trees to keep up holiday traditions with a new tree. Coos Bay is a popular spot in the warmer months, with relaxing beaches and a popular casino, Three Rivers Casino Coos Bay.
Oregon wildfire season
One downside to the nature in Camas Valley is wildfire season, a period from July to October when the area is highly prone to forest fires. Luckily, there are federal forest policies to reduce the risk. Oregon insurance code requires every homeowner's insurance policy to include wildfire coverage. FEMA, or the Federal Emergency Management Agency, offers tips and resources. The Douglas Forest Protective Association and Coos Forest Protective Association work with the Oregon Department of Forestry to prevent wildfires.
