Moravian heritage collides with modern living in Bethania
Once a center for Moravian immigrants to the New World, Bethania has maintained its historical charm and Colonial-era housing while within commuting distance to the rest of Winston-Salem. Established in 1759, the farming community was designed using methods from Medieval Europe and is labeled as the only remaining example of a European-style, open-field agricultural village in North Carolina. Bethania still has multiple historical homes that have since been upgraded for modern life. The neighborhood also has direct access to numerous shopping and dining areas and is only 14 miles north of downtown Winston-Salem. “There are a lot of new homes in Bethania, but a lot of the homes are very old, like well over 100 years old, maybe 200 years old,” says Ben Miller, a Realtor with Triad Home Real Estate, who has sold in the area. “Obviously, a lot of character comes with that, and most of them… have had renovations, but most of [the homes] are in pretty good shape from what I have seen.
Historic homes mix with modern styles, with HOAs present.
The neighborhood's architecture includes historical Colonials and Colonial Revivals built in the 1900s. Other homes include ranch styles, split levels and New Traditionals. Home prices can typically range from $190,000 to $550,000. Inventory also moves quickly in Bethania, spending around 16 days on the market, lower than the national average of 52 days. Miller says that homeowners’ associations are present.
Homes are typically on a gridded layout with smaller lots than the national average. Mature oak trees accent lawns, and sidewalks are installed along several streets. Maps from the Federal Emergency Management Agency show a risk of flooding, especially by Muddy Creek. “I would say it is mostly retired folks as a whole, but it’s definitely not a retirement community, it just kind of happened to be that way,” says Miller. “There is not a lot of turnover in Bethania; most of those homes have been owned by the same people for a very long time.”
Public schools earn average Niche scores

North Forsyth High earns a C and has classes in animal science and health science. Winston-Salem/Forsyth County Schools also allows for school choice via application.
