East Winter Haven is like many of the city’s primarily residential areas: tranquil and surrounded by lakes. Distinct subdivisions cater to a variety of lifestyles, offering traditional suburban layouts, age-restricted communities and upscale lakefront homes. Residents live away from most of the city’s tourist areas, but access is not cut off. Boaters can sail the water any time of year, as waterfront homes have private access to nearby lakes, and public boat ramps accommodate inland residents. The neighborhood is a quick drive to downtown Winter Haven, a vibrant hub for shopping, dining and evening entertainment. And most importantly, the community is still within a few miles of major city attractions, like LEGOLAND and Cypress Gardens’ famous water ski shows.

HOA subdivisions, private lake access and lush suburbs

The neighborhood has several distinct subdivisions. Some are master-planned, some are overseen by a homeowners association and others are age-restricted, such as the Poinsettia Heights subdivision for individuals 55 and older. Some areas have similar architecture, neat grass lawns with minimal ornamentation, sidewalks and wide roads. Other parts of the neighborhood embrace varied architecture and lush landscaping. Mature trees shade yards decorated with flowers and shrubs. Waterfront homes have expansive backyard lake views and private docks. Across the community, common architectural styles include bungalows, New Traditional homes and ranch-style houses. A few condo communities are also around. Move-in-ready homes typically cost between $190,000 and $450,000, while condos usually range from $75,000 to $140,000, plus monthly HOA fees.

From water skiing to golf and LEGOLAND, recreation spans land and lake

Much like the rest of the city, the neighborhood’s crown jewels are its lakes. Residents live near lakes Buckeye, Elbert, Otis, Link and Mariam. “Some lakes are open to the public, and some are not, but there are many, many places for boat fans,” says Realtor Mike Webb with Trade Winds Realty, who has over 50 years of real estate experience. There is at least one public boat launch on each of the lakes, except for Lake Link. People fish, jet ski and water ski throughout the year, and some locals also swim in the lakes, usually in the deeper parts. “People are so concerned about alligators, but they swim closer to the shore, so if you’re skiing and fall into the lake, you’ll be fine,” Webb says. The community also has quick access to Lakes Fannie and Hamilton, which are part of the city’s famous northern chain of lakes.
For recreation on land, people throw strikes at Incredibowl Entertainment or practice their swing at the Dundee Road Golf Range. The Country Club of Winter Haven offers its members exclusive amenities and private fairways. Softball and baseball teams play at the Diamondplex, while families picnic at Lake Maude Nature Park. Residents are about 5 miles from major Winter Haven attractions, like LEGOLAND and Cypress Gardens, a botanical garden with elaborate water ski shows. These shows are the reason Winter Haven is nicknamed the “Water Ski Capital of the World.”

Downtown Winter Haven has bars, cafes and live entertainment

Commercial options inside the neighborhood are limited. Nearby spots include Dollar General and Chef Neil’s Bistro, a laid-back, locally owned sandwich shop. Residents are a quick drive from downtown, which has many locally owned stores, bars, breakfast diners and restaurants with outdoor seating. Arabellas serves upscale Italian fare, while Lucille’s American Cafe pairs a laid-back atmosphere with comfort food. People watch live concerts at the Historic Ritz Theatre or see comedians at the Laugh Out Lounge. Downtown also hosts events like the annual Wine, Chocolate and Cheese festival, Oktoberfest and the Winter Haven Winter Wonderland at Central Park. When residents need groceries, Farm Fresh Market, Walmart and ALDI are all roughly 3 miles away. “Winter Haven has so much, but if you can’t find something here, you’re only 10 to 15 minutes from something else nearby or 50 to 60 minutes to Tampa or Orlando,” Webb says.

Polk County public schools and Polk State College are nearby

Polk County Public Schools serve the neighborhood. The district offers controlled open enrollment, as well as many charter and alternative school options. Students are zoned for Elbert Elementary and Denison Middle, which both have C-minus ratings from Niche. Next is Winter Haven Senior High, which has a B-minus score and career academies in manufacturing, agriculture, health sciences and business. The neighborhood is also east of Polk State College, a C-rated, four-year public college offering bachelor’s and associate degrees.

Dundee Road and Buckeye Loop Road handle most neighborhood traffic

Residents are generally car-dependent, but the CitrusConnection bus stops in the neighborhood. Not as much traffic passes through East Winter Haven as in other parts of the city, but Dundee Road and Buckeye Loop Road still lead many cars through the community. The nearest airport is Lakeland Linder International Airport, roughly 20 miles away. Drivers are also less than 80 miles from Tampa and Orlando Sanford International airports. The neighborhood is about 3 miles from Winter Haven Hospital.
