Point Shirley offers a neighborhood beach community near Boston
Within the city of Winthrop, Point Shirley is a coastal neighborhood about 8 miles from the heart of Boston. Here, residents can watch the sunrise over the Atlantic Ocean and watch it set over the Boston skyline. “It’s a beautiful little area and a friendly community,” says Cathie Curran, a lifelong Winthrop resident and a Charlesgate Realty Group agent specializing in the area. Homeowners tend to be full-time residents, giving this beach community a close-knit, local feel. However, home prices have increased over the years, as the peninsula location has attracted more attention. “Sometimes younger professionals who can’t afford to buy in Cambridge or Charlestown relocate here when they can’t afford the city, because we have outdoor space and parking,” Curran says. “It has caused more interest, which has been exciting and welcome.”
Beach homes offer views of Boston and the ocean horizon
Shingle-sided beach bungalows and vinyl-sided multi-story homes sit on compact lots in Point Shirley. Built throughout the 20th century—some dating to the early 1900s—these homes have been remodeled and well-maintained. The neighborhood contains both oceanfront properties and homes facing the Boston skyline. Even the inland homes are still less than a five-minute walk from the shore in either direction. Prices range from about $400,000 to $850,000, depending on size; a five-bedroom may exceed $1 million. Townhouses range from about $620,000 to $640,000. The CAP Index Crime Score is 1 out of 10, much lower than the national average of 4.
Trails, parks and ocean views in Point Shirley
Point Shirley Beach is wide and sandy. It turns into Yirrell Beach heading farther into Winthrop, where it gets a bit rockier in parts. These neighborhood beaches are typically not crowded compared to other area beaches and are more likely to be used by locals, as they don’t have a designated public parking lot. Public buses do stop by the beaches, and there is free parking along the street. Winthrop Boat Launch is a nearby public ramp by the town marina and ferry landing. Since 1917, golfers have practiced their swings at Winthrop Golf Club’s semi-private nine-hole course. Deer Island Loop Trail is easily accessible from Point Shirley; it encircles a water treatment site and offers ocean and harbor views. Coughlin Park also has a walking path that parallels the shore. This neighborhood park offers a playground and courts for basketball and tennis, as well. Planes fly directly over the park and across the water to Boston Logan International Airport. “Point Shirley is very close to Logan airport, so most sections of town are going to have plane noise; we do get used to it,” Curran says. Additionally, living at sea level presents a flood risk throughout Point Shirley, and coastal winds can hit the peninsula, especially during storms. Nor’easters are possible in the fall and winter.
Students are zoned for Winthrop Public Schools
Winthrop Public Schools, rated B on Niche, serves the neighborhood; however, students have access to district-wide open enrollment and inter district school choice under Massachusetts state law. Children through second grade may attend William P. Gorman/Fort Banks Elementary School, rated A-minus. Students may continue at Arthur T. Cummings Elementary School, rated B-minus, before advancing to Winthrop Middle School and Winthrop High School, which are both rated B. Winthrop High teaches the importance of volunteering by requiring students to complete 15 hours of community service per year, totaling 60, in order to graduate. Alternatively, Immaculate Conception School is an A-rated private Catholic option nearby for students through eighth grade.

The retailers and restaurants in Winthrop lie outside of Point Shirley, but not far up the road. “There are a couple of Italian and Mexican places, and a good variety of coffee shops,” Curran says. She also highlights the family-owned Winthrop Arms Hotel & Restaurant, which serves chicken pot pie and seafood entrees. “It has beautiful views, an outside veranda and a great little bar in the lobby that they’ve expanded this past year. It’s a longstanding favorite of people from Winthrop and from outside.” Shoppers can get groceries from Winthrop Marketplace. Downtown Winthrop is home to some businesses, but for chain retailers like Target, residents typically drive about 5 miles to the neighboring city of Revere.
