Landmark district on the border of Yonkers and Bronxville
The 1910 subdivision name of The Cedar Knolls at Bronxville in the City of Yonkers does a good job of communicating the historic and ongoing appeal to life in Cedar Knolls, despite its long-windedness. Once picturesque and historic revival homes rose along grassy knolls shaded by dense trees, artists like composer Jerome Kern and actor Charlie Chaplin took up residence, enjoying the tranquil setting and community engagements planned by the Cedar Knolls Colony organization. While the passing of the neighborhood association’s heyday also means that dances, rounds on the golf course and tulip trades with Holland are no longer part of daily life in Cedar Knolls, its proximity to the village of Bronxville means that community life has shifted less than a mile to the east, centered around a small-town shopping district and New York City commuter hubs. “Cedar Knolls is close to the Bronxville train station, but taxes are much lower because it’s in the Bronxville P.O., not the actual village,” says Susan Hawkins, an associate broker with Julia B. Fee Sotheby’s International Realty who specializes in Bronxville and the surrounding area. “Some buyers will come in very educated about that – people without school-age children or who don't mind Yonkers schools who want an aesthetically attractive, very not-cookie-cutter neighborhood.” Wooded, winding roads continue to mark Cedar Knolls as a decidedly tranquil residential enclave connected to community life in Yonkers, Bronxville and the much more distant blocks of New York City.

Historic single-family homes under mature trees in Cedar Knolls
Castle-like Queen Anne towers break the skyline throughout much of Cedar Knolls, as do the sloping, storybook gables of Tudor Revival estates and the boxier, stately facades of Colonial Revival homes. Historic revival details speak to the well-kept, older stock of homes that fill this pocket of Yonkers, much of which was built in the late 1800s through 1920s. Most single-family homes sell for $800,000 to $1.7 million, but simpler fixer-uppers can sell for as low as the $500,000s and especially large, grand manors can sell for closer to $3 million. The preserved historicism of the homes lining narrow sidewalks up tree-shaded hills is no accident; the Cedar Knolls Landmark District was established in the 1990s, and many property alterations must first be proposed to the Yonkers Landmarks Preservation Board to ensure the district’s character remains intact. Several large co-ops rise around the outskirts of Cedar Knolls, units in buildings like the Bronxville Chateau selling for $180,000 to $540,000 and those in communities like Bronxville Lodge selling for $600,000 to $760,000. Cedar Knolls has a CAP Index crime score of 2 out of 10, lower than the national average of 4. The community has a risk of flooding.

Shopping and dining around Bronxville
While Cedar Knolls doesn’t have much of a shopping or dining scene, the village of Bronxville centers around blocks of commercial buildings, connected by broad sidewalks, shady trees and rows of parking lots. Diners people-watch from behind tall windows on the corner of Palmer and Paxton avenues at Rosie’s Bistro Italiano. Pondfield Cafe sits on the edge of Cedar Knolls and Bronxville, serving classic diner fare at a line of counter seats and a row of wall-hugging fourtops. “Bronxville has a lot of great restaurants; it’s become a destination town. The SoulCycle is popular and there’s a great farmers market on the weekend,” Hawkins says. “Most people use the grocery stores in town as a need-to-pick-something-up-real-fast place. You pay a premium for smaller mom-and-pop businesses, but you can drive about 10 minutes to get anything you want.” ACME market and smaller specialist grocers like Bronxville Natural and Brothers Fruits and Vegetables are within blocks of each other. Cross County Center is less than 2 miles from home, packed with retailers like Adidas and Macy’s as well as surrounding big box footprints like Target and Stop & Shop.
