For those traveling from the border, Las Casitas will be among the first neighborhoods they’ll pass upon entering Yuma. The aptly named community lies just beyond a busy intersection marked by a “Welcome to Yuma” sign made of rocks and a metal frame shaped like mountain peaks. Many in this small but dense suburban neighborhood live within comfortable walking distance of a couple of peaceful tree-lined parks. Locals also say the area reflects all of Yuma’s perks. “I can relate to some of the customers that always come in from out of the state. They come to live here in Yuma because they’re just tired of the noise, tired of the freeway, being bumper to bumper. They want to have more of a peaceful, quiet retirement,” says Frank Navarro, the owner of Frank’s Tire Shop.
Ranch-style builds and a few modern Spanish-style homes
Numerous ranch-style homes with stucco exteriors line the neighborhood’s streets. Many homes are designed with cross-gabled roofs, while others have solar panels that allow residents to take advantage of Yuma’s numerous sunny days. Many homes here date back to the early 2000s, but prospective buyers will also find newer options exuding Spanish designs. Depending on size, single-family homes can go from about $200,000 to nearly $350,000. However, Las Casitas does enjoy a slightly lower median price than the rest of the city. “It’s a good area for people, especially those looking for the affordability. That’s the bottom line,” says Ruben Fontanes, owner of the Fontaines Real Estate Group.

Coffee, steaks and drinks around Avenue B
A mix of shops and local and chain eateries exist along South Avenue B. Morning commuters can stop at Kneaders Bakery & Cafe for coffee and a large selection of sugary snacks. Kneaders is a regional chain with locations in Texas and a handful of Western states. Nearby Julieanna’s Steakhouse offers a fine dining establishment. Art adorns the steakhouse’s interiors, while its patio frequently hosts live music. Patrons outside can also relax around a firepit as they mingle and enjoy their wines. The Brewers Restaurant & Sports Bar keeps its main location in this area. Chain stores here include Walmart and Albertsons.

The neighborhood enjoys two green spaces, one of which is Las Casitas Park. The park is across the street from rows of homes, providing a convenient spot for families to take their children to burn off some energy. A path around the open field allows for relaxing walks. A similar green space — but without a playground — exists a few blocks north. The neighborhood is also about a couple miles from the scenic fairways of the 18-hole Desert Hills Golf Course. Cibola High’s inclusion efforts
Las Casitas is near Gary A. Knox Elementary School, which gets a C-plus from Niche. Students may then attend Crane Middle School and Cibola High School, which respectively get B-minus and B grades from Niche. The ratings site also ranks Cibola High among Arizona’s 25 best high schools for athletes. The high school’s inclusion efforts allowed it to earn a Special Olympics Unified Champion School distinction in 2024.

The Yuma Airshow’s sky attractions
The neighborhood is about 4 miles from the Yuma International Airport, the site of March’s Yuma Airshow. The event features several different aircraft demonstrations, including showcases of fighter planes like the F-5N. Other events include lucha libre performances, a pyrotechnics show and a military parachuting demonstration.
U.S. 95 commute to downtown Yuma
The Yuma County Area Transit has a few bus stops along U.S. Highway 95, or South Avenue B. The Avenue B thoroughfare provides part of the route toward downtown Yuma, about 5 miles north of the neighborhood. The neighborhood is also about 4 miles from Interstate 8, which travelers use to get to California. The Yuma International Airport to the east provides commercial flights to Phoenix and the Dallas-Forth Worth area. The Onvida Health Yuma Medical Center is the nearest hospital facility.
