In the western Yuma suburb of Sierra Sunset, it’s common to see kids riding bikes down sidewalk-lined streets to nearby parks and schools. “That’s one of the perks of living in this area—you’re really close to the high school and aquatic center, which a lot of families go to in the summer with their kids,” says Diana Arvizu, a local Realtor with Realty Executives Yuma and over 5 years of experience. Home prices here are typically lower than in neighboring communities, and Arvizu says, “It’s a good opportunity for first-time homebuyers.” Sierra Sunset is convenient to shopping and dining along West 24th Street, and the overall CAP Index Crime Score is 2 out of 10, compared to the national average of 4. Sierra Sunset’s late 20th-century ranch-style homes are set along sidewalk-lined streets, and have grassy lawns dotted by rock gardens, low-water plantings and shade trees; concrete-paved driveways lead to attached garages or carports. These homes generally have three-to-four-bedrooms, 1,000 to 1,500 square feet of living space and lots of 6,000 to 10,000 square feet. Some homes may have two-car garages and covered patios, but according to Sam Azar, a local Realtor with Realty Executives Yuma who has over 20 years of experience, features like private pools are rare in this neighborhood. Prices range from about $200,000 to $300,000, depending on a home’s size and features; Azar says that prices here are lower than in neighboring communities like Picacho Village or Parkway Place, where homes typically range from $400,000 to $500,000.

Athletics and academics at Cibola High
Local kids may attend Valley Horizon Elementary, rated C-minus by Niche, before moving on to Centennial Middle, rated C-plus. The B-minus-rated Cibola High offers academic opportunities like dual-enrollment courses through Arizona Western College and career and technical courses, like engineering, law and digital photography. Cibola High’s also known for its strong athletics department; in 2023-24, the girls’ volleyball team finished second in the state championship. Valley Horizon Elementary and Cibola High are less than a half-mile east of Sierra Sunset, while Centennial Middle is about 2 miles east.
Getting around Yuma
Route 95 is found about 2 miles east, and leads 20 miles southeast to the U.S./Mexico border in San Luis. Most locals drive to get around, though the sidewalk-lined streets are pedestrian friendly, and Yuma County Area Transit buses stop along West 16th Street. Yuma Regional Medical Center is 3 miles southeast, and Yuma International Airport is 6 miles southeast.

Parks and a waterslide within a mile
In Sierra Sunset’s west, there’s a grassy playing field with a paved walking path where neighbors walk their dogs and go for a morning jog. Less than a half-mile east, Sunrise Optimist Park is popular for family outings under the picnic ramadas (an Arizona term for a shaded, open-air shelter) next to the park’s playground; there’s also a half-mile walking path, disc golf course and playing field. Next to the park, the Valley Aquatic Center’s public pool and water slide are an oasis on sunny summer days, when temperatures regularly top 100 degrees.

Local shops and restaurants along West 24th Street
About 2 miles southeast of Sierra Sunset, shopping and dining surround the intersection of West 24th Street and Avenue B. There's a Walmart and an Albertsons here, as well as fast-food restaurants, medical offices and a few chain stores, like GameStop and Sally Beauty. For an evening out, Arivzu recommends Brewer’s, a restaurant and sports bar offering locally brewed craft beer and comfort food favorites like carnitas nachos and Philly cheesesteaks. About a mile further east on West 24th Street, family owned The Chile Pepper is popular for its authentic Mexican fare, like tamales and breakfast burritos, and craft cocktails like their specialty Yuma Lowrider, made with tequila, curacao and lemon and lime margarita mix.

Community events bring Yuma locals together
Locals in Yuma look forward to festivals and community gatherings throughout the year. Each January, the Yuma Medjool Date Festival is held about 6 miles northeast in downtown, where locals celebrate this popular local crop with live music, games and date-inspired recipes like bacon-wrapped dates, peanut butter dates and date burgers. The six-day Yuma County Fair in April is one of Yuma's largest events, held at the Yuma County Fairgrounds about 7 miles southeast; all of Yuma is on display here, from local food vendors to live performances by local artists. The fair's main events are the demolition derby, where locals in souped-up cars collide and compete for a cash prize, and the Junior Livestock Auction, where kids show off the animals they've raised over the past year.
