Hialeah Acres is the heart of Hialeah, a predominantly residential city just north of Miami. The urban neighborhood is full of South Florida charm, from fruit trees in front yards and vintage Spanish Revival homes to locally owned Latin eateries and markets. “It’s the location and the culture of the area that draws people,” says local Moises Saca, a broker with Best American Realty. “You have all these restaurants in the neighborhood, and you're close to downtown Miami and the airport.” Hialeah Acres is also central to nearby schools, parks, public transportation and thoroughfares, including Interstate 95.

Spanish Revival touches and modern updates shape local homes
Hialeah Acres is renter-friendly and has multifamily units like condos selling from around $185,000 to about $360,000, but single-family properties are more common on the market. These standalone homes sit on modest lots, often hardscaped, fronted by sidewalks, grassy road verges and palm trees. Many are midcentury cottages, and some display the hallmarks of Spanish Revival architecture, including stucco siding, front porch arches and barrel roof tiles. Modern renovations, streamlining exteriors and opening up interiors, are also typical. Prices start around $200,000 and climb to about $725,000, depending on various factors like condition, age and square footage. The median sale price is roughly $535,000. Hurricane season on the Atlantic coast ranges from the start of June to the end of November. Many properties in the neighborhood are within special flood zones and will require flood insurance for federally backed mortgages.

Miami-Dade County Public Schools has an A-minus on Niche. Hialeah is at the intersection of several school zones, including those of Hialeah Elementary, South Hialeah Elementary and Miami Springs Elementary, each graded B. Miami Springs Middle receives a C, and Henry H. Filer Middle gets a C-plus. Miami Springs Senior High, graded B, offers several career academies, making it a magnet for students interested in aerospace, technology and more. Miami Springs Senior High also offers the Cambridge Advanced International Certificate of Education program, which graduates students with an advanced, internationally recognized diploma and up to 30 college credit hours for each AICE exam passed. Westland Hialeah Senior High, also graded B, offers dual enrollment with Miami Dade College.

According to Saca, Hialeah Acres offers quite a lineup of local restaurants. “It’s a multiethnic area," he says. "You can find any kind of food you like there.” The neighborhood has several locally owned Cuban spots, including Maruchi Restaurant, Bryan Restaurant and Tropical Restaurant La Casa Del Churrasco. Along Palm Avenue, La Carne Asada and Fritanga Hermanos Mendoza serve traditional Nicaraguan fare. Options for grocery shopping include Sedano’s, Publix and Fresco y Más. As for retail therapy, Flamingo Plaza has a few thrift stores and a Marshalls.

Once a celebrity hotspot, now a busy entertainment venue
Hialeah Park Casino is a historic entertainment hub just north of the neighborhood. It was designed to impress, using bold elements from European architecture, such as its Monte-Carlo-inspired casino floor. Its heyday ran from the 1950s to the ‘70s, when presidents, celebrities and foreign diplomats would swing by when wintering in Miami. Today, Saca says, “Hialeah Park Casino is always busy, but it’s more of a local crowd. People who don’t live in the area will head to Hard Rock [Casino].” Hialeah Park Casino features over 850 slot machines, a poker room, six restaurants and flat-screen broadcasts of the latest horse races.
Community parks blend history, nature and family fun
Cuban Culture in Exile Heritage Park is a scenic space on the corner of Hialeah Drive and Northeast 9th Avenue. It memorializes figures who fought for Cuban freedom and celebrates the many exiles who found new homes in Hialeah. Nearby, Babcock Park has a popular community pool that holds swim lessons every summer, as well as seven ballfields, two tennis courts, two basketball courts and a playground for kids. On the neighborhood’s east side, Martin Luther King Jr. Memorial Park also has sports facilities and a playground, plus walking trails shaded by mature oak trees.

“Traffic is everywhere in Miami”
“Traffic is everywhere in Miami — you can’t escape — and Hialeah is no different,” Saca says with a laugh. State Road 826, also known as the Palmetto Expressway, is less than 5 miles away. Interstate 95 is just over 50 miles away. Miami-Dade County Metrobus stops are on the neighborhood’s busier roads, like Northwest 62nd Street. Just outside the neighborhood, Okeechobee Metrorail Station has routes connecting to Miami International Airport, 3 miles away, and Downtown Miami, just under 10 miles away. For emergency care, Hialeah Hospital is near the neighborhood’s north end.
