Many houses are from the 1940s and ‘50s.” These old-Florida cottages and ranch-style houses are primarily HOA-free, featuring colorful stucco exteriors, from pink and peach to green and sky blue. Some have been converted to multifamily properties. Driveways are common, but street parking is also available in unpaved verges between the roads and sidewalks. Lots are small but green year-round, with mature palms and live oaks shading lawns, while blooming tropical plants like Allamanda bring seasonal pops of color.

What single-family and multifamily properties cost in Pinewood Park
More than half of residents here rent, but for those buying the median sale price is in the low $400,000s, down 2% from last year. “It’s a blue-collar market, good for first-time homebuyers, and attractive to investors, too,” Avila says. Age, lot size, square footage, location, and condition are among the main price determinants, with fixer-uppers on the low end and renovated waterfront houses on the high end. Newer construction fetches a higher price tag, too. Overall, most homes sell between the high $200,000s and the mid $600,000s. Multifamily properties, such as duplexes, have sold from the mid $500,000s to just over $700,000.
Flood insurance is an additional cost to consider when buying in the Miami area. FEMA has designated a few flood zones around the canal and lakes in Pinewood Park, so homebuyers purchasing within them will need flood insurance for a federally backed mortgage. Hurricane season, from June to November, makes hurricane retrofitting essential as well.

Miami-Dade County Public Schools is a highly rated district, featuring more than 350 magnet programs with acceptance based on random lottery or, for arts programs, auditions.
