In Hampton Heights, homebuyers will find a neighborhood that's close to main commuting routes but remains laid-back at its core. The community is primarily residential with little more than homes and schools. Shopping centers and parks are only a walk or bus ride away. Relatively affordable home prices are attractive to investors and first-time buyers.
Types of homes in Hampton Heights, and who lives in the neighborhood
Almost 7,000 residents live in Hampton Heights, where they enjoy walking along sidewalks and the shade from tall trees. Yards in the neighborhood are more spacious than in nearby Capitol Heights , Columbus Park and Old North Milwaukee , adding a suburban feel despite the neighborhood's density. Housing styles include bungalows, Tudor Revivals, Cape Cods and ranch-style homes, built between the 1920s and 1970s. Most homes in the neighborhood are single-family properties, and a large chunk of them are rentals. The neighborhood also has raised-ranch-style duplexes and triplexes. "There are a lot of investments in the area," says Jacqueline Tamim, a broker at First Weber Realtors – Mequon. "So, there's a decent number of renters there."

Home prices and how they compare to the rest of Milwaukee
Home prices are on trend with nearby neighborhoods, including McGovern Park, Silver Spring and Wahl Park, but well below the Milwaukee metro's median. "A lot of investors flip [the homes] and then put them back on the market to sell," Tamim says. She also says that homes are priced higher than they were just a few years ago. "Two homes I sold there were purchased five years ago for $125,000 and sold for $180,000 now. Values are definitely going up." Prices in the neighborhood often reflect style, size and condition:
Cape Cods, small ranch-style homes, and any homes needing some renovations are the least expensive in the neighborhood, selling for well under $100,000 to the mid-$100,000s.
Larger ranch-style homes, Colonial Revivals, Tudor Revivals and Victorian-era cottages range between the mid-$100,000s and the high $200,000s.
Multifamily homes sell for under $100,000 to the high $200,000s
Buses stop along main roads and connect to downtown and nearby communities.
Getting around and commuting on Fond du Lac and Hampton avenues
Whether you work in downtown Milwaukee or in one of the surrounding communities, it's easy to get there from Hampton Heights. "They have great transportation there," Tamim says. "There's a bus system that works very well, and the streets are constantly plowed." Fond du Lac Avenue borders the neighborhood and heads southeast towards downtown. West Hampton Avenue is an east-west corridor that takes you to Lake Michigan, Glendale and Whitefish Bay to the east, and the communities of Butler and Brookfield to the west. If you work locally or along a bus route, it's possible to live in the neighborhood without a car. Still, most residents own a personal vehicle for commuting and added accessibility, and park it in a detached garage, though overnight street parking is allowed on most streets.
Residents enjoy time outdoors at the local community garden.
Stores, restaurants and parks are a short distance away
McGovern Park is within walking distance of homes in the neighborhood's eastern half and has basketball courts, walking trails and a playground. Residents on the western side are close to the Garden of Delight, a community garden funded and facilitated by Groundwork Milwaukee.
Buses stop all around the neighborhood, and those on North 60th Street head south to Midtown Center, a shopping plaza with grocers, banks, pharmacies, department stores and chain restaurants.
Milwaukee High School of the Arts is a public school for creative children nearby.
Students have public school options in the neighborhood
Milwaukee Public Schools offers school choice, and students can apply to any of its schools in the district. Since the city does not guarantee transportation, parents often send their children to schools within walking distance of home. Hampton Heights has a few options, including Hampton School, Lancaster School and Barack Obama School of Career and Technical Education.
