Rebuilding a community near downtown
Right next to downtown in the northernmost section of Muskegon, Jackson Hill is a predominantly residential community on an upward trajectory. “There’s a lot of new construction going on in Jackson Hill,” says Tim Updyke, a Realtor with Five Star Real Estate, who grew up in Muskegon. “The city has been at the forefront of that initiative.” While most homes are 80 to more than 100 years old, the city of Muskegon launched a program in 2019 that led to hundreds of new homes filling up empty lots throughout the city, many in Jackson Hill. Values of these older and newer homes balance each other out, creating a neighborhood median single-family home price of $145,000, which is about $45,000 less than the citywide median.

Brand-new houses pairing with early 1900s bungalows
Jackson Hill’s grid-pattern layout features side-by-side single-family homes, many dating back to the early 1900s through the 1940s. Bungalows and Cape Cods make up a majority of these houses, most of which are built on leafy quarter-acre or smaller lots. They’re usually a few feet from each other or right next to a vacant lot full of shrubs. The city purchases many of those lots to build new homes. The neighborhood’s older homes are as small as 600 square feet and as large as 1,700 square feet. Prices range anywhere from $35,000 for a fixer-upper to $180,000 for a completely remodeled home. Newer houses, which include contemporary ranch styles and Colonial Revivals, sell for around $220,000 to $275,000.

Closest shops and restaurants in downtown Muskegon
A few industrial shops line U.S. Business 31, which leads to downtown about 1 mile south, where residents can shop and dine. Those eating out will find a variety of dining experiences. The Lake House Waterfront Grille offers a fine-dining atmosphere with views of a marina on Muskegon Lake. Rad Dads’ Tacos & Tequila Bar goes for a more lively scene with colorful graffiti and skateboarding décor while serving street-style tacos. Shoppers will find some local boutiques, such as Vintage Redefined and Clove & Crown. For everyday shopping needs, there are some big box stores such as Aldi and Walmart about 5 miles south.

Youth football games at Smith-Ryerson Park
Smith-Ryerson Park is the neighborhood’s central recreation spot. The 23-acre park is at the bottom of a hill along Sumner Avenue on the neighborhood’s south side, featuring a backdrop of mature trees next to Ryerson Creek. The park is frequently full of people because of the football field used by local leagues. People also come to the park to play basketball, have fun on the playground or celebrate a special occasion under the picnic shelter. In the middle of the neighborhood on Marquette Avenue, Baha’i Peace Park provides a quaint space to relax. It features a garden and benches with a central nine-point inlaid granite star, meant to symbolize nine religions. It was created in the 1980s by the Baha’i Muskegon Assembly as a place for people to meditate. The Boys' and Girls' Club is also within the park. Adjacent to the west, Green Acres Park is more undeveloped with trails and pavilions, but no sports facilities. Along the shores of Lake Muskegon, boat-launch facilities and parking can be found at Fisherman's Landing, which also is a link to the 12-mile long Muskegon Lakeshore Trail.

High school football state champions
Muskegon Public Schools has a school choice program for elementary students, meaning schools can accept students from outside its area based on capacity. When demand exceeds capacity, a lottery drawing determines placement. Marquette Elementary School is the closest option, about a half-mile away, receiving a C-minus grade from Niche. Students go on to Charles Hackley Middle School, which has yet to be graded because it was built in 2023, with its first school year starting in 2024. Muskegon High School gets a C grade and stands out with its competitive football program, which took home the Division II state title in 2023.
