Historic homes and college-town atmosphere combine in Dwight
Set between Westville and Yale University, Dwight blends historic district and college town in New Haven. Walking down Chapel Street brings residents past houses built in the wake of the War of 1812 before leaving them gazing up at the ornate architecture of Yale’s storied campus. People are drawn to Dwight for its history and plentiful rental options, as well as easy access to Yale’s campus and Downtown New Haven ’s booming nightlife.
A residential neighborhood that draws Yalies and history lovers
Although Dwight has cafés and restaurants within walking distance, most of the area's sidewalk-lined streets are lined with historic homes. Since Yale is so close, the neighborhood draws faculty, staff and students, and its historic nature is a plus for many. “We are one of the largest historic districts in New Haven, and it’s always been a rather diverse neighborhood,” says Olivia Martson, a Realtor on the Urban Team at Houlihan Lawrence who has lived in Dwight for 32 years. “We have the university on one side, the hospital on the other, and there are some streets where you’ll see a Queen Anne house next to a Greek Revival apartment complex next to a convenience store, which is a very interesting way to experience the lifetime of the neighborhood first-hand.” Martson says Dwight’s community is incredibly involved in preserving its history; she’s the chairwoman of the Friends of the Dwight Historic District, which often petitions the state to protect historic properties.
Historic Queen Annes and Greek Revivals, abundant rentals
Much of Dwight’s housing was constructed in the 19th and 20th centuries. Many older colonial homes have been converted into multi-family buildings, so there are lots of rental options. “There are quite a few apartment buildings, built between 1900 and 1910, mostly brick, that are very convenient for students since they mostly abut the art and drama colleges,” Martson says. “There are more owners on Dwight Street. It’s full of Queen Anne and Greek Revival homes, and we’ve managed to encourage people to maintain the architectural character of the houses through the years.” Condos range from about $70,000 to the low $200,000s. Multi-family homes vary widely, from the mid $300,000s to over $3 million — though many max out in the high $800,000s. Single-family homes rarely come on the market; recent sales ranged from the mid-$100,000s to the high $200,000s. The Yale homebuyer program provides grants over a 10-year period to employees who purchase homes in Dwight.
Dwight has multi-family properties dating to the 1800s.

Dwight is walkable and bikeable with access to the Yale Shuttle, buses
Dwight is overflowing with transportation options. “We have excellent public transportation,” Martson says. “Students get discounted bus tickets, and the whole neighborhood is very walkable. There are dedicated bike lanes all throughout, and plenty of e-bikes and scooters to rent.” The Yale Shuttle’s Gold Route stops in the neighborhood, providing rides to Yale students, faculty and staff. But with Yale and other major employers a mile or less away, many residents choose to simply walk or bike. During rush hour, biking downtown can be faster than driving; by car, the commute takes between five and 12 minutes. Access to U.S. Route 1, Interstate 95 and Interstate 91 are a few miles away on the other side of Downtown New Haven.
School choice and abundant magnet schools in New Haven
New Haven Public Schools serves the area, so children can attend zoned schools like James Hillhouse High School. Through the district’s school choice program, they can also apply to magnet, charter or out-of-district schools; placements are determined through a lottery system. Magnet schools are particularly common, as the district has the largest magnet program in Connecticut.
The Augusta Lewis Troup School serves students from kindergarten through eighth grade.
AP courses are available at James Hillhouse High, including Spanish and computer science.

Local restaurants with New Haven-style pizza right in Dwight
When dining out in New Haven, pizza is often at the top of the list. “People always ask which pizza place they should go to,” says Dave Rossi, a Realtor at Seabury Hill Realtors who has lived in New Haven for over 20 years. “But they’re all great. The answer is whichever line is the shortest.” While New Haven’s most famous pizza spots are a short walk away, Dwight has a homegrown favorite. “Pizza at the Brick Oven on Elm Street is excellent and is right in the neighborhood,” says Martson. “And we have a very diverse collection of restaurants all throughout. Pistachio Café 2 and Mamoun’s Falafel Restaurant are both very good, and Three Sheets is our local bar.”
