Prestigious co-ops and a new waterfront esplanade define this enclave

Known for its stately townhomes and prestigious prewar co-ops with rooftop terraces, this peaceful little enclave along the East River has a distinctly residential feel compared to the rest of Midtown East. Sutton Place has attracted a number of diplomats, billionaires and celebrities over the years, but has recently experienced a surge of younger families. And now, the new East Midtown Greenway, which connects 53rd and 61st Streets along the East River, is attracting even more buyers. “It’s such a beautiful, quiet neighborhood. A real hidden gem. A lot of my clients moved from downtown to Sutton Place because it’s still a bit more affordable, especially compared to properties near Central Park,” says Sarah Silva, a licensed real estate person with Compass. “Once people venture out here, they really love it,” she adds. The United Nations Headquarters, along with several embassies, is located just south in Turtle Bay.

Full-service condominiums at accessible price points

Although there are plenty of white-glove, ultra-luxe high-rises, prices for co-ops and condos are still slightly lower than the rest of Manhattan. One-bedroom co-ops average around $725,000, but postwar units in full-service condominiums can go as low as $500,000. Two-bedroom, prewar co-ops start around $1.2 million. More stately townhouses line Riverview Terrace, a private cobblestone cul-de-sac, and many of the prewar buildings have Beaux-Arts and Art Deco detailing with newly renovated lobbies and hallways. Along Billionaire’s Row, there’s 252 East 57th Street, a curved, glass-clad, mixed-use development by Skidmore, Owings, & Merrill, as well as the new Thomas Juul-Hansen-designed Sutton Tower, an 80-story luxury condominium at 430 East 58th Street. There are also new mid-rise boutique condos, like 323 E 53rd Street, with two-bedroom units priced under $1 million.

Epic views of the East River and Queensboro Bridge

Outside of the charming, Old World residential aspects of the neighborhood, one of the best perks is the new public esplanade. “It’s absolutely stunning, and the city put a lot of money into it so it’s done really well. It’s great for morning runs and taking in the scenic views,” says Silva. Benches, alcoves and greenery line the promenade, with views of the Queensboro Bridge and East River, connecting pedestrians from 38th Street to 61st Street. Greenacre Park, one of the area’s historic pocket parks, has a 25-foot-high cascade fountain, lush greenery and trellises and a surprisingly serene atmosphere.

Local shops and dining along First Avenue

Sutton Place isn’t a shopping destination, per se, but Bloomingdale’s is in the neighborhood, and Saks Fifth Avenue is nearby. Plant shops and boutique specialty stores, such as Ideal Cheese Shop which sells imported edible goods, line First Avenue. Guastavino’s, a landmarked venue, holds luxe galas and events. Restaurants are primarily found along First Avenue, including Au Za'atar which serves up Lebanese fare, Italian eateries like Coco Pazzeria and Japanese spots like Sushi Ginza. Trader Joe’s and Whole Foods serve as the big-box grocery stores, in addition to small, local markets.

Family-friendly events with epic views

For catching the fireworks every July 4th, Sutton Place has one of the best viewing spots in Manhattan. There are family-friendly events throughout the neighborhood all year, including the Sutton Sunset Celebration, when locals can snap photos of the sun as it’s perfectly aligned with the city streets, and enjoy live music and refreshments.

Excellent public schools with top-ranked programs

P.S. 59 Beekman Hill International, a top-rated elementary school situated near the U.N., is known for its colorful and lively atmosphere with strong academic programming. Nearby in Gramercy Park, there’s Simon Baruch Middle School 104, an A-rated middle school on Niche, and also Art and Design High School, which is ranked in the top three best art high schools in NYC.

Near two train stations and the Tramway

The neighborhood is very walkable, but residents can catch the E, 6, or F train at the Lexington Av-53 Street station. There’s also the M15 bus service at 2nd Avenue and 54th Street. LaGuardia Airport is roughly a 15-minute drive, depending on traffic. The Roosevelt Island Tramway, a fun excursion in itself, is right on 59th and 2nd Avenue.
