Central Norwich offers historic homes and a walkable downtown
Sitting where the Shetucket and Yantic rivers flow into the Thames River, Central Norwich encompasses the downtown and historic districts of Norwich, known as “The Rose of New England” for its natural beauty. “I like the historic charm,” says Kiki Sydnor, a Realtor with Re/Max One who’s sold homes in the area for nine years. “Even when I go to the municipal buildings, I'm always in awe of the architecture.” Many of Central Norwich’s homes and buildings were constructed in the 1800s and early 1900s, including Saint Patrick Cathedral, a Gothic Revival building whose bells can be heard throughout the day, and Norwich Free Academy, home to the Slater Memorial Museum. “They’re trying to do a lot of revitalization in Norwich,” Sydnor says. “They’re really trying to work with small businesses and bringing more of that into the town.” Homes are also being revitalized here, and Central Norwich is a popular place for employees of nearby casinos like Mohegan Sun and Foxwoods to rent or buy.

Historic single- and multifamily homes with some fixer-uppers
Homes on the river’s north side were mostly built from the 1850s to the 1920s, and Queen Anne, Italianate, Greek Revival and American Foursquare houses can neighbor one another. Some sit far from the road and are shaded by mature trees, while others sit close to the sidewalk. Many of these are multifamily homes. Bi-level, ranch-style and New Traditional homes built from the 1990s to the 2000s are more common in the community’s southwest, where homes have paved driveways and grassy lawns.
Some of the single and multifamily homes here are fixer-uppers, which can range from around $90,000 to $370,000. Move-in-ready single-family houses range from around $160,000 to $470,000, while multi-family homes can cost between $210,000 and $560,000. Condos, some of which are in former industrial buildings and others are townhouse-style built in the 2000s, range from $110,000 to $270,000. “It’s a little bit more affordable,” Sydnor says. “Its value is still trending upward year over year, so you’re building equity.” Mid-rise apartment complexes and rental units in multi-family homes are also available.

Brown Memorial Park provides walking paths and benches with river views. Here, anglers can cast a line from the riverfront, and kayakers and canoers can explore the Norwich Harbor Water Trail. Each Fourth of July, families gather in the park to watch fireworks over the harbor. Boaters can store their crafts at The Marina at American Wharf.
