The community of Rolling Hills is surrounded by farmland about 20 miles west of Ocala, the Horse Capital of the World. The country neighborhood is growing quickly, with new construction houses built along a mix of paved, lime rock and dirt roads. “They were subdivided back in the 1960s, and I believe they thought Disney would be built nearby,” says local Wendy Fisher, a Realtor with Brije Homes. Walt Disney heavily considered Marion County as the site of his future world-famous resort; however, it ended up in Orlando, and the county’s pastoral, equestrian culture flourished instead. Rolling Hills was pre-plotted with acre lots, and most are still that size. The oldest homes include ranch-style and manufactured houses built between the 1970s and 1990s. Prices span a broad range. Smaller, contemporary farmhouses and cottages are priced in the $300,000s and low $400,000s, while contemporary homes with larger floorplans – upward of 2,000 square feet – list in the high $400,000s and can climb to more than $900,000.
