Experience Orlando’s international flair from Malibu Groves
Orlando’s population is represented by a variety of cultures, and many of them mingle in Malibu Groves. Businesses in Orlando’s Chinatown serve noodles and bubble tea, grocery stores carry ingredients popular across Asia and the Caribbean and people gather at the neighborhood’s mosque and Hindu temple. Malibu Groves mostly consists of single-family homes and apartment buildings, but they’re next to the diverse selection of restaurants and markets along West Colonial Drive. Plus, Florida state Road 408 passes through Malibu Groves, connecting the neighborhood to downtown.

New construction replaces some of the established homes
Small developments of ranch-style homes and minimal traditional houses make up much of the neighborhood. Small yards, driveways and carports are common across the neighborhood. Dozens of new homes have been built since 2023, particularly on the southeast side.

Home prices and property taxes
Prices for turnkey homes start in the upper $100,000s and climb to the upper $300,000s. That's lower than Orlando's median home price. "Because they’re older homes, you’re going to be able to get more house for your dollar in this area," says Rochelle Warriner, a Realtor at United Realty Preferred.
Residents typically don’t have to join an HOA or pay monthly dues. But it’s important to know that a home’s location in the neighborhood affects the property tax bill. The east side is in the Orlando city limits, where homeowners pay city and county property taxes, resulting in a higher bill. The west side is in unincorporated Orange County, so residents only pay taxes to the county.
Diverse collection of eateries, grocery stores and houses of worhsip
Malibu Groves borders Orlando Chinatown, a shopping center in Pine Hills marked by a red and green gate similar to the archway entrances seen in Chinatowns around the world. Diners at Walala Hand-Pulled Noodles watch cooks roll and stretch scratch-made noodles before they’re served. Restaurants here don’t just offer Chinese cuisine; Korean barbecue and Vietnamese pho are also available. Asian grocery store Enson Market anchors the shopping center. For different international flavors, cross the street to shop at Caribbean Supercenter. The grocery store is run by a family with a mix of Guyanese, Jamaican and Trinidadian backgrounds.

Things to do at parks, Central Florida Fairgrounds
Parks and events create plenty of opportunities to get outside. Three small parks are spread across the neighborhood’s east side. They include:
Ivey Lane Park, home to a playground and circular walking path
Malibu Groves Park, home to hopscotch, a four-square court and a climbing net
Pleasant Valley Park, home to a basketball court and playground
A larger green space, Eagle Nest Park, is just south of Malibu Groves. It draws people who want to play softball and cricket games. Plus, it’s an entry point for the 2-mile Shingle Creek Trail. During a walk on the trail, you may spot eagles, ospreys or herons.
Next to Malibu Groves, the Central Florida Fairgrounds host the Orlando Outdoor Market, a Saturday and Sunday market that draws vendors selling an eclectic collection of items. “It’s a very international market. You’ll hear every language under the sun,” Warriner says. “You’ll find everything from vendors selling fruits and vegetables to mom and pop trying to sell old appliances. My favorite thing is that they have an old-time stand where they make fresh lemonade. Every time we go, I have to stop there.” The fairgrounds also host the annual Central Florida Fair, several days of rides, entertainment and livestock shows.

Hand-on medical training at Jones High School
Some homes are within walking distance of Ivey Lane Elementary School. Older students can go to Jones High School, home to Orange County Public Schools’ Medical Magnet program. Jones High partners with Orange Technical College so teens can get hands-on experience in at local hospitals and a nursing simulation lab. At the end of the program, students can take nursing certification exams. Applications for the lottery-based magnet program open from October to December.
State Road 408 and Lynx buses connect to downtown
Malibu Grove’s location next to Florida state Road 408, one of Orlando’s most-used toll roads, gives commuters a straight shot downtown. The 4-mile drive to the Central Business District usually takes 10 to 20 minutes. Lynx buses stop on West Colonial Drive and reach downtown in about 20 minutes. It’s 15 miles to Orlando International Airport, where you can catch direct flights to more than 170 destinations.
Malibu Groves commuters have easy access to downtown Orlando thanks to Florida state Road 408.
