Houses on the north side typically sell from the mid-$100,000s to the low $400,000s. On the west end, where homes tend to be larger and sometimes border fairways and lakes, prices are more likely to vary from the low $400,000s to the high $800,000s. Condo communities are common on the south end. Condos start in the mid-$80,000s, and prices climb to the mid-$400,000s for three-bedroom units with lake views.

Do MetroWest communities have HOA fees?
Homeowner associations and condo associations are common. For example, residents of the gated Palma Vista subdivision are likely to pay more than $200 per month in HOA fees. Homeowners at The Hamptons at MetroWest may pay more than $500 per month in condo association dues that fund a community swimming pool and a 24-hour security guard. Buyers who want a property that’s not part of an HOA or condo association will find a few such homes, particularly on the north side, but they are the exception. “Most of the communities have HOAs and monthly fees,” says Anna Cheng Cheung, an agent with Florida Realty Team who sells homes in MetroWest.

What are the shopping and dining options in MetroWest?
Several shopping centers were developed within the neighborhood, so residents don’t need to leave to shop or eat out. A Publix anchors MetroWest Village, a strip mall that houses Brazilian and Lebanese restaurants. Some businesses operate out of the ground floors of condo buildings; one example is Teak Neighborhood Grill, an Orlando staple for burgers and draft beers. It’s less than 5 miles to The Mall at Millenia, an upscale mall. More shopping centers line West Colonial Drive just north of MetroWest. These retail complexes are home to big-box stores, including Sam’s Club, The Home Depot and H-Mart.

How are the schools in MetroWest?
MetroWest is part of Orange County Public Schools, and children in the neighborhood can attend the highly rated Gotha Middle School and top-rated Olympia High School. Neighborhood elementary schools typically offer after-school programs. Programs at some schools are run by Orange County Public Schools, while others, such as MetroWest Elementary School, invite a third-party group to oversee after-school programs. Either way, families must pay for these programs. The community is near Heritage Preparatory School, a top-rated nondenominational Christian school that teaches third through 12th grade. MetroWest also hosts Valencia College’s West Campus, where students pursue associate degrees and industry certifications.
Young adults can further their education at the Valencia College campus in MetroWest.
Olympia High School is one of the top-rated schools in the Orange County Public School system.

Highways connect MetroWest to downtown Orlando, theme parks
Several highways border MetroWest or run just outside the neighborhood. Commuters can expect the 10-mile drive to and from Orlando’s Central Business District on Florida state Road 408 to take up to 40 minutes during rush hour. Florida’s Turnpike leads toward Orlando International Airport. MetroWest residents live less than 15 miles from many of the Orlando area’s theme parks: • Universal Orlando Resort: 5 miles away • SeaWorld Orlando: 10 miles away • Walt Disney World: 13 miles away David Dorman, a broker and Realtor with Century 21 Professional Group, says a perk of living so close to Disney World is that, as an annual pass holder, you can treat the park as an evening out instead of a day-long event. “You go for dinner, watch the fireworks and you’re home by 10 p.m. It doesn’t have to be an all-day thing.”

Bill Frederick Park covers nearly 200 acres along the shore of Turkey Lake. The state of Florida considers the lake one of Orlando’s “Fab Five” fishing lakes.
