Temple University anchors North Philadelphia West

Between West Glenwood Avenue and Broad Street, North Philadelphia West is a mostly residential piece of upper Philadelphia centered around Temple University. School buildings and athletic facilities anchor the neighborhood around Broad, giving way to rowhouse-lined streets, independent restaurants and recreation centers extending almost all the way west to the Schuylkill River. The access to the university, along with convenient SEPTA transit options, lower prices compared to nearby communities and unique landmarks like the Wagner Free Institute of Science, add to the appeal of North Philadelphia West.

Rowhouses are frequently renovated

Most homes in North Philadelphia West were built before 1925, and rowhouses are the most common housing style. Exterior colors vary, adding some character to the city blocks. Prices vary widely, with rowhouses in need of renovations starting around the $30,000 mark, and fully renovated properties approaching $400,000. Investment properties are common, and the median sale price here is about $130,000. “These are all rehabbers that have come in and created either space that’s affordable for a first-time homebuyer or they’re assets that are family owned,” says Kristie Bergey, an associate broker with the KB Experience and Coldwell Banker Realty.

SEPTA public transit up and down Broad Street

Highways are around 2 miles away from the heart of the neighborhood. Interstate 76 is accessible across the river, and drivers have to get on Interstate 676 closer to Center City, about 3 miles south, to jump on Interstate 95. The North Broad SEPTA train station, along with the North Philadelphia and Susquehanna-Dauphin subway stations, sit along Broad Street. SEPTA also has bus lines in the neighborhood. Temple University Hospital’s main campus is around 2 miles north and Philadelphia International Airport sits 12 miles away.

Magnet schools and nearby Temple University

The George Washington Carver High School of Engineering and Science is a top-rated magnet school near Broad Street. It hosts seventh through 12th grades, with certain criteria for admission, and focuses on preparing students for careers in fields like science, the arts and technology. Temple University’s campus sits close to Broad Street. As a whole, the university enrolls more than 30,000 students. “There’s definitely a solid student population closer to Broad Street,” Bergey says.

A natural history museum and Temple University sports near Broad

The Wagner Free Institute of Science is a “hidden gem” of the area, according to Bergey. “This place is amazing,” Bergey says of the natural history museum. “It is a scientist haven and museum. It’s super-duper cool and it’s not even two blocks off of Broad Street.” The Institute has a variety of exhibits, activities and speaker series.

Temple University sports are also a popular draw. The Owls play their games at several fields and courts along Broad Street, including the Liacouras Center. The arena is home to Temple’s men’s basketball team, but also hosts events like wrestling, boxing and concerts. Less than 10 miles south, Philadelphia’s pro sports teams play at Citizens Bank Park, Lincoln Financial Field and Xfinity Mobile Arena.

Local restaurants line North Philadelphia West streets

Shoppers often head to Grocery Outlet in the neighborhood or Aldi and Target, both of which are within about 2 miles of North Philadelphia West. You won’t find a lot of chain restaurants here; instead, local restaurants dot the streets. Diners can grab food and drinks at Red Top 24 Bar, Asian cuisine at Sunny Restaurant or comfort food at Champ’s Diner. Other restaurants in the area include:

Philadelphia recreation centers for physical activity

The Dr. Martin Luther King, Jr. Recreation Center has an indoor gym and a pool, fields and sport courts. The Hank Gathers Youth Access Center offers basketball courts, a pool, a playground and a ballfield. Outside Dr. Tanner G. Duckrey Public School, there are basketball courts and a soccer field that are open to the public when school is not in session. About a mile from the neighborhood center, East Fairmount Park adds more ballfields, the East Park Reservoir, a disc golf course and miles of trails along the Schuylkill River.
