Kierland, a master-planned community boasting everything from The Westin Kierland Resort & Spa to the popular Kierland Commons, was once just a 730-acre lot of desert land owned by the Herberger family. Known as the city’s biggest rezoning case, this community, primarily developed in the ‘90s, has transformed into a highly desirable area. “I mean, 20 years ago, people couldn’t even pronounce Kierland,” says Anne Schilling, one of the area's earliest residents and the broker and owner of Schilling Fine Homes. “Now, it’s like you’re in your own city. You don’t really have to go that much out of your way to get whatever you want.” Kierland Commons, a multiuse lifestyle center offering everything from office spaces to popular dining establishments to community events, exemplifies the multifaceted nature of the community. The housing market also reflects this, as prospective residents can find many living options, ranging from Spanish-inspired estates to luxury high-rises with resort-style amenities. Located on the border of Phoenix and Scottsdale, Kierland has what’s known as the “magic zip code” of 85254, which means that residents have a Scottsdale mailing address but pay Phoenix taxes and utilities. Boasting highly rated schools and a 27-hole golf course, Kierland is a place where "people can head outside and just leisurely walk through stores, restaurants and a lovely golf course,” Schilling says.

Single-family homes, luxury high-rises and other living options in Kierland
Home to single-family dwellings, townhouses and luxury high-rises, Kierland offers many living options. Single-family homes here typically date back to the mid-to-late ‘90s and range from Spanish-inspired estates, which are known for their stucco walls and tile roofs, to contemporary single-story dwellings to Pueblo Revival-inspired homes, which are known for their flat roofs and neutral finishes. Most of these properties have garages and often sit on lawns that utilize xeriscaping, a typically rocky-looking gardening choice common in desert communities to reduce water usage by using native plants. They can feature everything from scenic views of The Westin Kierland Golf Course’s pristine fairways to private pools to solar power amenities. Prospective residents can also find luxury condos and apartments primarily built slightly after the single-family properties, making it no surprise that just over half of the residents rent their properties. Some buildings offer concierge services and resort-style amenities, including community pools, gyms and reserved parking spaces. “Townhouses, condos and high-rises abide by HOA restrictions, and while it does vary, single-family homes are typically not in HOAs, but they do have certain restrictions,” Schilling says. Prices range from just over $550,000 to upwards of $3.6 million, depending on the type of home, size and location.
Most residents in Kierland have cars, but some choose to walk and bike.

Paradise Valley Unified School District
Children can enroll in the Paradise Valley Unified School District, which serves over 25,000 students. They can attend Sandpiper Elementary School, which receives an A rating from Niche. It offers a workshop-based approach to reading and writing instruction, and multicultural art activities are featured throughout the curriculum. At A-minus-rated Desert Shadows Middle, students can take advantage of their school’s programs, ranging from Computer Science Academy to Band Academy. Both elementary and middle schools feature Dual Language Immersion (DLI) programs, where students can receive part of their instruction in Spanish. To finish their schooling, students can attend A-minus-rated Horizon High School, which offers career and technical education programs in fields like marketing and engineering. The school also offers dual enrollment, where students can fulfill general education requirements that can transfer to any Arizona university or community college.

Kierland Commons
As a mixed-use center filled with office, shopping, dining and entertainment spaces, Kierland Commons has become a hot spot for locals and visitors alike. It's home to employers like Kierland Dental Office, Nelsen Partners Inc. and Baird Financial Group, offering some residents easy access to their workplace. For dining, Schilling recommends Postino WineCafe, an airy establishment serving drinks and light Italian dishes. Patrons here enjoy patio dining, where they can watch people biking and walking around the commons. Inside, comfy booth seating gives them a place to escape the scorching Arizona heat. Brunch lovers enjoy the establishment's weekend offerings. Also popular for breakfast is The Buzz Eatery & Treats, which features burritos, sandwiches and more. While shoppers can pick up specialty items at Queen Creek Olive Mill Marketplace, they'll need to head out of the Kierland Commons and go to nearby grocery stores like Safeway for a more comprehensive selection of goods.

The Westin Kierland Resort & Spa: Golfing, events and more
At the Westin Kierland Resort & Spa, locals can find everything from a popular golf course to plenty of entertainment options. “They even have a bagpiper every night at Weston Resort, so lots of people walk down to listen to the music, drink their wine and watch the sunset,” says Schilling. The resort hosts Kierland After Dark, where locals can buy tickets to listen to live music or attend fun events, including the annual Scottsdale Jazz Festival Premiere Party, which features live music performances and outdoor dining under the stars. Locals here can also take advantage of their proximity to The Westin Kierland Golf Club, a resort course known for its hilly landscape and three separate nine-hole courses. With everything from PING fitting opportunities to mountain views, this golf club has become a local favorite. “People really enjoy that the finishing hole overlooks the hotel,” says Ian Hislop, one of the course’s golf shop attendants. “We typically get busy right in the middle of January. The Phoenix Open happens in the first week of February, and after that, is when we get really slammed.” The Phoenix Open is held just around 3 miles away at the TPC Scottsdale Champions Course, but Hislop says that the golf club often hosts private tournaments of its own.

Neighborhood gatherings, Kierland Park and events
Kierland residents can enjoy plenty of recreational opportunities. “People will have their own little neighborhood gatherings. They might have a party around the pool or walk down the block to golf together,” Schilling says. For other recreational opportunities, residents can head to Kierland Park, where kids can escape the scorching Arizona heat and have fun on the covered playground. Its sandy ground offers a hands-on activity for little ones wanting to draw in the sand. The community’s namesake park also offers a grassy expanse with sparsely scattered trees, giving visitors a place to have a picnic or play fetch with their dogs. Locals also enjoy a convenient location for many community events, including the Kierland Fine Art & Wine Festival, which is held annually at the Kierland Commons on the last week of October. Just around 6 miles away is the Roadrunner Park Farmers Market, which features everything from fresh vegetables to hand-crafted items. Another local favorite is the nearby Scottsdale Arabian Horse Show, which is just around 3.5 miles away.

Valley Metro, nearby major employers and commutes
While public transportation is available through Valley Metro bus systems, including Route 154, many locals drive to get around. They’ll enjoy being close to some of the area’s major employers, including HonorHealth Scottsdale Shea Medical Center, which is about 5.5 miles away and The Vanguard Group, which is just about 3 miles away. Locals are also just under 9 miles away from Old Town Scottsdale via North Scottsdale Road, and they can take state Route 51 to downtown Phoenix, which is approximately 20 miles south.
