Residential streets surround an active college campus
The smallest neighborhood in Southeast Portland, Reed shares a name with the college that occupies most of its 439 acres. The undergraduate population hovers around 1,500, and century-old campus buildings are modeled after the brick “East Coast style,” according to Alex Roy, a Southeast Portland local and Realtor with John L. Scott Real Estate. There are ivy-covered walls, sprawling athletic fields and a handful of cozy coffee shops where students and locals like to type away at their laptops. “Reed has this great lake that the college maintains and keeps open to the public,” says Roy, explaining that trails surrounding the water act as a park of sorts for residents. “People like to walk it with their dogs here. Pretty much any time of day in the neighborhood you can see someone walking their dog.” With the exception of a few small businesses, the streets surrounding Reed College’s main campus have remained mostly residential and shaded by mature trees. There’s also Downtown Portland less than 4 miles away across the Willamette River. Ultimately, despite the proximity of Oregon’s biggest city, “Reed has a residential feel.”
Old-school Portland bungalows, ranch-styles and new farmhouses
In Reed, prospective buyers have the choice between “quintessential ‘old Portland’ bungalows” (in the words of Roy), mid-century ranch-style homes and the occasional new farmhouse. Prices start in the low $400,000s for a two-bedroom dating back to the early1900s and can hover between $600,000 and $700,000 for a freshly-painted three or four-bedroom with modern finishes. Newer homes in the area, some of which went up after 2020, can sell for upwards of $1 million. According to Roy, “Right to the north of Reed College there’s a couple streets there that have a really beautiful collection of large lots and large ranch homes that you don’t see anywhere else.” These were a part of the Portland area’s “Street of Dreams” contest, and today “sell for a really good strong value,” sometimes hovering around $1 million. Due to the age of most of these homes, attached garages are few and far between — however, because the area is largely residential, most residents don’t have too much trouble finding street parking. Reed College students also rent in the neighborhood, and apartment complexes like Wimbledon Square and Gardens lie to the northwest of campus.

Dual language immersion in Portland Public Schools
In Reed, kids can attend public schools like Grout Elementary, which received a B-minus from the educational review site, Niche, Hosford Middle and Cleveland High, both of which earned a B-plus. Portland Public Schools are known for their dual language programs, specifically Mandarin. Hosford students take classes in two languages with the goal of becoming bilingual and bi-literate — immersion is continued at Cleveland High School. The high school, built in the late 1920s, was also the site of the Decemberists music video for the song “16 Military Wives.”Of course, the neighborhood is also home to Reed College, whose famous former students have included Steve Jobs and Larry Sanger, a Wikipedia co-founder.

Local coffee shops, and dining along South East Powell and Woodstock
“Reed is residential, and people are typically going to adjacent neighborhoods if they want to jump to a restaurant,” says Roy. That being said, there are a select few businesses within the neighborhood’s boundaries; Heretic Coffee Co., a volunteer-run non-profit, is known for its fresh blends and collaborative work environment. There’s also Gigantic Brewing, which allows leashed dogs on the outdoor patio and serves up a happy hour food menu on Mondays and Tuesdays (try their $7 smash burger). Or order specialty items like short rib gua bao from food carts like Breaking Buns.
More options like An Xuyên Bakery, known for their hearty Vietnamese meatball sandwich, can be found to the north along South East Powell Boulevard. To the south, explore South East Woodstock Boulevard and options like Otto’s Sausage Kitchen, which has been going strong in the Woodstock neighborhood since the 1930s. High-quality beef and pork are stuffed into natural casings and smoked using alder wood — suffice it to say, customers here are loyal. “Portland is a foodie city,” says Roy, noting that there’s no shortage of options on either side of the Willamette.
When it comes time to pick up groceries, Reed residents can head to Trader Joe’s on Cesar E. Chavez Boulevard, stop by the Safeway in Woodstock or visit New Seasons Market for fresh produce.

Lectures at Reed College and a century-old carousel
The proximity of Reed College means that residents are able to attend a regular calendar of campus lectures, musical performances and athletic events. Stop by a wind symphony concert in Kaul Auditorium, listen to a presentation on dialectical reasoning at the Vollum College Center or cheer on the rugby team come spring. Off-campus, residents like to head to venues like the Clinton Street Theater, which has been screening “The Rocky Horror Picture Show” weekly since 1978. There’s also Aladdin Theater, an old 1920s movie house that now hosts touring comedians and musicians. Families enjoy Oaks Amusement Park, which first opened in 1905 — it’s one of the oldest continuously running parks in the country. Take a spin on the historic wooden carousel, ride Adrenaline Peak or stop by the roller rink.
On Sundays from June through October (and during the November Harvest Market), Reed residents can drive to the Woodstock Farmers Market, which is home to over 40 weekly vendors selling everything from fresh produce to flower bouquets. And there are always more markets, museums and live theater opportunities in Downtown Portland, a 10-minute drive across the river.
Reed College is a private liberal arts college in Portland and the namesake of the neighborhood.

College greens, rhododendron gardens and goats
Although there are no public parks within Reed’s boundaries, residents can make use of the college’s green space, exploring the pathways surrounding the lake or traversing the Orange Bridge (better known as the Bouncy Bridge) over Crystal Springs Creek. There’s also the Crystal Spring Rhododendron Garden where admission is $5 and hybrid rhododendrons, azaleas and plenty more ericaceous plants bloom in the spring. Over 90 bird species call the bright pink blooms and surrounding trees home. Kenilworth Park to the north, is a go-to place for walking the dog or perfecting a serve on the tennis courts. Or visit the Nigerian dwarf goats at the Tucker Maxon Goat Park.

TriMet buses, the Portland International Airport and area hospitals
Reed residents are a short drive away from Downtown Portland via Oregon Route 99E. Some rely on the TriMet public bus system to travel around the Portland Metro area — bus 10, for instance, stops along South East 28th Avenue on the way into the city. There’s a light rail station next to Eastmoreland Golf Course to the south, and Amtrak trains regularly depart from Union Station, heading up and down the west coast and beyond. For more long-distance travel, the Portland International Airport is just 11 miles (or 20 minutes) north along Interstate 205.
Medical care is easily accessible at area hospitals like Adventist Health Portland, a 300-plus bed facility that also serves as the primary teaching hospital of the Walla Walla University Nursing program. Other nearby hospitals include the Providence Portland Medical Center, and the OHSU Hospital, ranked the best hospital in Portland by U.S. News and World Reports.
