The Layerd Farm The Layerd Farm is a small portion of the Davis Family farming operation that once spanned approximately 1,500 acres in western Gadsden County. The Davis Family settled in the region in the late 1820s from South Carolina and were pioneers in the farming of cotton, tobacco, and corn. Two “Davis homes” still stand approximately 1.5 miles west of this property and descendants of the original settlers still reside in the north Florida area. The property is situated adjacent to US Highway 90, which is believed to have been “the upper road” in the 1800s used for stagecoach traffic between Chattahoochee and Quincy. Only 35 miles and 45 minutes from downtown Tallahassee Florida, the property lies within some of the most productive lands and soils in all the southeast. Once covered with virgin longleaf pines, much of the wooded portion of the property still supports longleaf pines of varying ages. Prescribed fire was reintroduced to the property a few years ago and the longleaf/wiregrass plant community is making a strong comeback. The longleaf pine/wiregrass ecosystem is fragmented across the Southern US today, covering only a fraction of the acreage it once did prior to conversion to agriculture, conversion to pine plantations, the exclusion of fire, and development for human consumption. The ecosystem is known to house many native plant and animal species and in its pristine condition with frequent burning, the ecosystem will thrive. The longleaf pines cover approximately 54 acres of the property. These acres could easily be expanded if longleaf was planted in the 25-acre cultivated field and/or the 11-acre recently harvested area. Natural upland hardwood and loblolly pines cover another 38 acres of the property and provide great cover for many game species including turkey, deer, and squirrel. The woods have a closed tree canopy and open understory, thus producing the park-like conditions desired by so many for hunting or recreation. The 25-acre cultivated field is leased for 2022 and will be planted in corn. This will provide tremendous food for dove, quail, turkey, and deer. The lease is year to year and could be renewed. Other portions of the property include 9 acres of young natural pine, 11 acres of recently harvested productive uplands, 8 acres of natural hardwood/pine creek bottom, and a two-acre pond. The pond is very secluded and provides great wood duck and fishing habitat. There is also a substantial interior road system that allows for access to all parts of the property. The Layerd Farm offers many opportunities to derive joy and satisfaction from land ownership. Forest and habitat management of the longleaf/wiregrass community; hunting for dove, quail, ducks, deer, turkey, and squirrels; recreation for ATV/UTV riding, hiking, and birding; or simply the peace of quiet of western Gadsden County. The Layerd Farm is offered at $3,400/acre. Please let us know if you would like to visit and experience an historical property with endless opportunities. All measurements are approximate.
