Mad River Timberlands offers 652± acres of predominantly hardwood forest situated along the easterly flank of Mount Cobb between the Winooski River and Mad River in Moretown, Vermont. The property is less than 10 minutes from the town centers of Waterbury and Middlesex and is readily accessible from Routes 2 and 100B. Southerly portions of the property facing the Mad River valley are subject to conservation easements that permit ongoing forest management, harvesting, sugaring, and recreation while allowing for the construction of one 800-square-foot camp. A 15±-acre parcel directly opposite Ward Park on the Mad River is not eased. There are no conservation easements on the entire northern portion of the property facing the Winooski River Valley. The forest offers a hardwood timber resource dominated by sugar maple, red maple, and yellow birch with islands of softwood throughout the property. A fresh December-2019 timber inventory demonstrates 95% productive acreage with 4.0 MBF sawtimber and an additional 13 cords of growing stock and pulpwood per forested acre. Four ski resorts (Stowe, Sugarbush, Mad River, and Bolton Valley) and Perry Hill mountain biking area are located within 10-30 minutes of the property. The adjacent Mad River and Winooski River provide summer opportunities for fly fishing, swimming, and canoeing.
