This is an open flat parcel that does NOT have sewer service at this time. Buyer is notified that Deep Hole on site soils investigation has been observed and approved by the Bucks County Dept of Health (10/9/2018). Percolation testing was Approved by the Bucks County Dept of Health (10/17/2018). No system design was done and no permit is in hand. This parcel is in the franchise area of the Newtown Sewer Authority and public sewer is available if an easement can be obtained from the Condo Association that owns the ground across the street. Zoning of OR will allow a residential use. The residential use will require a Newtown Township Zoning Hearing Board approval and Building Envelope setback relief is also likely needed. Public Water service can be provided by Newtown Artesian Water (NAW). Newtown Artesian Water, at the time of our inquiry, would provide that service with no fees charged to Applicant. NAW will tap the water main, run the service line under Lower Silver Lake Road, run the line to a curb stop and provide a water meter. Applicant will install the meter in a meter pit and connect that to the curb stop valve with a copper water line. Applicant will also connect from meter pit to home.
