We have rental townhomes (Bldgs A – K) in the town of Milo just outside of the village of Penn Yan. These townhomes have no age restrictions. These units are located on Lakeview Dr - Keuka Shores Lane - Frankie Drive - Tiffani Way - Sarah Way

We have 8 rental townhomes (Bldg L) located at 200 South Ave in the village of Penn Yan. This is a senior building with a 55+ age restriction due to the village zoning requirement.

In compliance with health codes 4 persons are allowed in our 2 bedroom units and 6 persons are allowed in our 3 bedroom units. The upper person range will be tight quarters in both our models.

To qualify for our townhomes, please keep in mind the income requirement required of all applicants.

The minimum gross annual income required is as follows:

Two Story – 3 Bedroom $1550 - $2100 $62,000 - $84,000

*Unit pricing depends on foundation type (full unfinished basement or slab) and view perspective (lakeview or non-lakeview). Rent is subject to change

Minimum Income Requirement: Income must be verifiable. All figures are based on gross (pre-tax) annual income. Examples of accepted proof: 4 recent consecutive pay stubs, previous year tax document(W-2), Investment/Retirement/Disability Documents. Single applicants must meet 100% of the income and 3 or more applicants must meet at least 50% of the total income requirement. Applications will not be accepted if the minimum income requirements are not met. One Guarantor is allowed for full payment & is subject to all application requirements. Guarantors may not be used to supplement income.

Minimum Credit Approval: Credit, criminal and other consumer reports will be obtained for applicants.
* ALL OCCUPANTS MUST BE LISTED ON THE APPLICATION & ALL OCCUPANTS LIVING IN THE HOME OVER 18 MUST CONSENT TO BACKGROUND SCREENING REGARDLESS OF THEIR FINANCIAL RESPONSIBILITIES. EACH PERSON MUST PASS TO QUALIFY.

We are a non-smoking community.

Parking is limited. The townhomes development design accommodates one car in the garage and one car in the driveway. The additional parking areas are designed for short term parking.

We allow up to 2 pets per unit. This applies to dogs & cats. There is a one time $250 non-refundable fee/pet at move in. There is an additional $35/pet fee paid per month which is added as additional rent. A list of our restricted dog breeds can be found on our website.
