And with it comes a 1/3 undivided interest in the surrounding 14.3 acres with a POND on it! The POND has a picnic table and gravel road going to it (currently walkable - but driveway to pond currently has no turn around - SHORT WALK TO POND! The pond is feed by a creek as well as an underground spring and the owners of the 3 cabins in this gated area have stocked the pond from time to time (so grandkids could FISH!). The cabin needs a good bit of work: it needs a new roof, a new deck and while the HVAC works ... it too, needs replacing. There are two large sliding glass doors in the living area and 1 in the master bedroom that lead out onto the deck for a fabulous view of the mountains ... the seal on those double doors have broken. The sliding doors need replacing as they are foggy. The massive fireplace in the great room is MASONRY (NOT factory built) ... MASONRY FIREPLACES are the real fireplaces of the past that allow you to build a nice big wood fire - a rare thing these days. There is a wood burning stove on the terrace level that heats a large second living area or workshop - the terrace level also has a bedroom & bathroom. The family room is open to the kitchen and the kitchen has beautiful CUSTOM SOLID WOOD STAINED CABINETS. The cabin has been used as a second home by all three owners and while you cannot rent to the public (no Air B&B or such) you can rent out or lend the cabin to family members. There are light covenants as well that do not allow hunting on any of the property. There is a road maintenance agreement and a shared well agreement between the 3 cabin owners. The 1/3 interest in the 14.3 areas surrounding the privately owned parcels of the 3 cabin owners includes the POND. The taxes on the 14.3 acres are split 3 ways and were approximately $450 for each owner last year. If this cabin was repaired, it would sell for about $389,000. In it's current condition, it will require a CASH BUYER or someone willing to get a construction loan. It has a lot of potential as it has a great mountain view, good location, a pond and a 14.3 acre "playground" and is near so much that north GA has to offer! Take a swim under a waterfall in the Pisgah rec area at Dick's Creek (our best kept secret) and only 8 miles from the cabin. Vogel State Park is 16 miles away, Blairsville is 25 miles away, Cleveland is 16 miles away, Helen (and Unico State Park & Anna Ruby Falls is 24 miles away. And for the fun, but, not so much into hiking and biking and fishing folks Ca. there are 3 wineries very close to each other (Frogtown, Kaya, Three Sisters) about 7 miles away and Cavender Creek Winery (my favorite!) is 9.7 miles from the cabin.
