Owner Pays for Waste Management Disposal Services. Bear Boxes must be clear of parked vehicles (by 6 feet) on trash collection days (Mondays). Tenants must pay for any and all penalties/fines associated with the IVGID Solid Waste Ordinance Code Enforcement such as an accidental trash spill or overflowing receptacle.

Tenants required to pay NV Energy Electricity, SouthWest Gas, and IVGID Water/Sewer utilities. Internet, Cable, and Phone are available through Spectrum at the expense of the tenant if desired. The satellite dish installed onsite can be activated at the expense of the tenant if desired.

Tenants must maintain property cleanliness and general maintenance. This includes raking and bagging pine needles during the summer/fall and snow removal in the winter.

No pets allowed.
No Smoking or Vaping anywhere on the property.
The lease is limited to five (5) household members total, including infants and elderly individuals.

Short-term rental such as Airbnb is strictly prohibited.
Overnight guests are limited to a maximum of 14 days per month.
