Location:
This ranch is located in western Atascosa County and features easy and direct access from paved FM 2146. This ranch is 9 miles West of Jourdanton, 6 miles North of Charlotte, and only 39 miles to Downtown San Antonio. The close proximity to San Antonio allows for easy commuting and the location of the ranch provides easy access to many surrounding towns. Atascosa County is not an immediate border county in South Texas and is approximately 100 miles from any point along the border. The current owner has not had any issues with any people walking through or driving through the ranch since purchasing. This area does not have the constant pressure and presence like some areas do that are closer to the border.

Improvements:
The building improvements on this ranch consist of the main home, guest home, and the Barndominium along with the equipment area. The custom built main home was completed in 2018 and features 3 bedrooms and 3.5 bathrooms and 4609 square feet of interior living space with numerous flex rooms. Over 2000 square feet of patio space is located behind the home surrounding the pool and connecting to the guest home. Water:
Water in South Texas is crucial to White-Tailed Deer development and this ranch has no shortage of surface water. An extensive network of buried water lines provide water to 10 concrete water troughs scattered throughout the ranch. Two large ponds also provide water to the native wildlife with one of the ponds being stocked with Bass, Catfish, and Perch providing additional recreational value. These two ponds are supplemented from one electric water well and one solar water adjacent to them to maintain desired water levels even in times of drought. An additional pond is also located on the western side close to the equipment sheds for a total of three ponds.
The La Parita Creek Ranch gets its name from the seasonal creek that flows through the West side of the ranch and begins less than two miles North.
There is also an opportunity for irrigation on this ranch due to the substantial underground water in this area. Some surrounding water wells have water volumes in excess of 1,000 GPM. Most non-irrigation water wells have water volume ranging from 50-100 GPM and depths ranging from approximately 375 to 600.
Wildlife:
The central focus of the wildlife has been the tremendous White-Tailed Deer herd. The original ranch was perimeter high-fenced in 2012 with excellent genetics introduced shortly after. The ranch has been under a strict game management program and feeding program since that time and the results have been very evident year after year. The game management program has been under the guidance of a Certified Wildlife Biologist for the last 10 years. Prior records are available upon request.
The ranch consistently produces deer well over the 200 mark and the genetic characteristics feature both typical and non-typical frames. The ranch has not been leased or commercially hunted by anyone other than family or select guests since under the current ownership. Growing a deer herd to have the number of giant deer that this ranch has takes years of dedication, time, and a very large financial undertaking. This ranch already has it!
Along with the exceptional White-Tailed Deer herd is also a strong herd of Axis Deer. The Axis population is estimated to be around 40 with numerous quality mature bucks.
Rio Grande Turkey can also inhabit this ranch and find suitable refuge along the La Parita Creek and other areas that are inundated with large Bull Mesquite Trees.
The Bobwhite Quail population has not had much pressure in quite sometime and should still be benefiting tremendously from the brush work completed in the past.
The dove hunting has been known to be excellent in this area due to the irrigated farm land and large neighbors in the area.
The current management program has also done a tremendous job of suppressing the predator and Feral Hog populations by utilizing strict population control measures. A Certified Wildlife Biologist currently manages the ranch and can continue managing if the new owner so desires.
Habitat:
The habitat on this ranch consist of a mix of heavy South Texas brush and some areas of motte-style brush country. The ranch had a substantial amount of brush work completed in years past creating an excellent balance of both brush and open areas for deer and quail to thrive. Cattle have not been on the ranch in recent years allowing for the habitat to maintain a natural state for the wildlife.
